Moving there February time (all being well). Seems to be about a good short hop to Penge and Beckenham High Street. Also has a reastaurant called Taste of Cyprus. Its the Peckham Rye of East Dulwich. Close to 2 different places....

Ah, thanks, Looks well connected to central London also but we also need easy access to Herne Hill, which unfortunately rules Elmers End out.


Edited to say: admittedly, I haven't quite got into my head how easy it is to get around that area so it may wel be very easy to travel/walk from Elmers End to Beck Jun.

We're right by Penge East (same line) and I'm loving that train line. Brixton, which always felt a bit of a pain in the arse when I was in ED / Sydenham, is a 10 minute train ride, The Ritzy is now our most convenient cinema, which can only be a good thing.

Otta, yes I agree about Brixton. Always felt I ought to explore and enjoy that area but it was a case of it being near yet so far.

Lovely cake to be had at Alexandra nurseries' gorgeous cafe. And there's a cute little cafe on Maple Road too - not Blue Mountain (though that's fine too) but another independent.


Great butchers as well - similar quality to William Rose.

Kent House is lovely, really. 5 mins from Penge High Street with proper shops you'll actually want to use (Wilkinsons, Boots, Sainos, Penge Food Centre, Homebase, Lidl, etc) and not too far from Beckenham High Street with some posher shops (M&S and Waitrose). Both areas have good pubs (Penge has Goldsmiths and Moon and Stars 5 mins from KH) and Penge has a theatre and Beck a cinema. KH is my local station, though I live in Penge and love the area. And it's amazing for transport. KH to Brixton 10 mins or Vic 20 mins or Brom 8 mins, loads of buses and tram and Overground both short walks away.

Looking at the area around Balgowan Primary School for our move - but totally new to Beckenham. I currently live in ED and have done for 10 years... this thread has been very encouraging! If anyone has any opinions on the roads around Balgowan Primary school in particular I would be most interested to hear them! Thank you

    • London doesn’t have a lot of Argentinian places specialising in empanadas, which suggests demand isn’t that great. There are many neighbourhoods with none at all or even nearby.  So for a mini-chain like Chango (several branches in SW London) to open here where there’s already a well established family run place doing the same feels a bit off.  I’ll be giving Chacarero my ongoing custom. 
    • This is so helpful, everyone, thank you. @green bean Yes we have just (as of yesterday) installed the same external blinds you mention! We already had blackout blinds and we now have the external awnings too. Of course that will guarantee the end of the summer sunshine but I can see that they're going to be helpful as they let the light through but not the glare of the sun - I'm fed up of working in darkness with both the blackout blinds closed on sunny days. We'll see how we go with those for a bit but I reckon we'll get a couple of quotes from the other recommendations in case we end up going the whole hog. @penfold Love the idea of getting solar+batteries to offset the electricity usage so will look into that.  Thanks, all.
    • Yes Sally, I've emailed him several times since Xmas. I don't contact Councillors frequently but when I've done so over the years, I've found them generally engaged and responsive. It's unprecedented to just be ignored and, regardless of the query I'm raising, that's worrying from the point of view of  our local democratic voice. Its a Councillors role to represent local people! A different thread on here made reference to a lack of response from one of our ward councillors and, since there are only two, I'm guessing it's the same one. I'm following up my own concern separately but I'm asking on here about whether others have had the same problem. I'd like to think it's a one-off but, increasingly, I suspect it's not. Hope that gives a bit more context!
