Overhill Road Development

Hi,

Am looking at moving to the area and have seen a lovely flat in a new-looking developement on Overhill Road.

Does anyone know how old these properties are and how long they've been for sale?

Do you mean the four on th corner of Underhill / Overhill Road. All four are empty, no wonder, they donn't fit in with the road and have really small bedrooms. The ones up the other end of Overhill that I think this thread isabout look nice.

Yep, the strange-shaped modern looking ones have been on sale for ages... as tibby says, must be over 18 months.

If you're thinking of buying, unfortunately they will be very hard to sell on - keep that in mind when making an offer.

If they'd incorporated garages into that development instead of the lower ground flats then I think they might have sold. Maybe they were being greedy. They look cheaply made to me.

I'd stay well away from those flats you speak of, watched them go up, very shodder and cheaply fitted out, the developer wanted to jump on the band wagon and sell high for a low standard property.

Tried to cram as many in as possible and has now been sitting empty for over 18 months.... wouldn't fancy the basement flats, but the top floor has nice views over the 'dead center' of East Dulwich.

When they were first built they wanted ?350,000 for them, and if you are really interested I'd go in at well below ?200,000.

They must be the least sought-after new-builds on the block. On any block.

Good news if you really like the place and fancy a bargain though.

They must have cost the earth to put up though, given how there was a wreck of a house to demolish and the land to flatten out first

Yes but here there was never going to be room for enough flats/houses to make a decent profit, I'd have thought: no off-street parking or gardens to speak of either.

the biggest cost eliment was to secure and stabilise the ground, it suffered badly from subsidence and costs went sky high ...mr developer tried to get his money back with sky high property price... Greed eh
