I rely on the EDF for getting good tradesmen and other services and, mostly, it usually is very, very good. Like TripAdvisor, you need to read comments and accept that everyone gets a bad review. I try to post something when someone has done a good job and if a bad job has been done, I would certainly report it if no resolution can be found. I haven't needed to yet, though I came very close not very long ago. Fortunately, a sort-of resolution was found and steps taken to make sure it shouldn't happen again with others, but had it not been worked out then I would have been on here to report the problems. One thing I don't do, though, is threaten a bad review. But that means that, if I ever write one, it will probably come as a nasty surprise to the subject. But the EDF is a reporting tool, not a weapon.

I looked into this a couple of years ago and the preferred qualification seems to be the CELTA (Cambridge) one.

Edit it and replace it with something meaningless - a single '.' is popular. You'll need to wait a day or so for the search engines to re-index.

- It has a covenant on the land - It is Metropolitan Open Cpace - It is too small. Either the OP is trolling and trying to start a rumour or someone has trolled him/her is a pretty major way.

You need to go back to the place you bought it.

If that is the case then any appeal would be successful, providing you had entered the yellow box before the person cut across. Yellow box law is not as simple as most people think. One of those box junctions may possibly be unenforceable, as the law says that yellow boxes can only be placed "at a junction between two or more roads". If the entrance to the bus station is not an official road, then it would be an illegal box junction.

It would be worth at least ?650k (4x!) in ED. -

Obviously house prices can go down as well as up. But estimating the 'value' of a house by assuming > a ROCE of 4.5% (not unreasonable) and scaling up from the gross rental paid to estimate the property value doesn't I > think work. Rentals are based on market forces - not underlying investment. That's true penguin68, but yields are a pointer as to whether a ROI is worth it or not. At the moment, a 3.5% yield (not at all uncommon in London) means that the return on renting is minimal, especially given the recent stall in house prices. 3.5% may sound a lot, but that is gross - after servicing debt (most BTL mortgages are 4%+), covering voids, plus maintenance and insurance is paid out, there is not a lot left. Investors generally think yields should be a minimum of 5-7% to make a suitable ROI. So the rent market and the sales market are out of alignment in London at the moment. That will almost certainly correct in the longer term. -

rahrahrah Wrote: ------------------------------------------------------- > To answer the question posed in the subject line. > Yes, i think it's easy to sell a house, if you price it competitively. Well, that's true in a way, but that depends on how desperate you are to sell. The number of buyers around at the moment is way down on normal for this time of year. If you want to chase those and sell for a knock-down price it can be done. Personally, I'd wait until the market recovers. Good time to buy, though. -
I never thought I'd see the day when EDers would be hassling the council for FEWER schools!

I find it very surprising that sort of stuff still happens since the government anti-bribery rules came in a few years ago. We had a government client we were bidding to. They were rather pleased when we dropped around some gifts of corporate branded coffee cups and mouse mats. An hour later they sheepishly returned them, saying that they weren't allowed to accept them under the anti-bribery rules.

Stevie for the win. Needs bongos, though.

I'm not saying that James is right or wrong here, just that starting an all-new thread with this title, when there was a perfectly good thread already covering the topic, was a bit childish.

So, I'll ask you LM - what do the other councillors (14?) for the area think? You don't know do you? Instead, you abuse the only councillor that has taken the time to open a dialogue with you. Not very clever really, is it?

Maybe, but the better ones can score a hole in one.
