Agree with you Penguin re. your children. However...don't forget that a first time buyer on say a ?45 -?50k salary could reasonably afford a 1 bed in ED just 3-4 years ago. The shift in the past year has been dramatic i.e. you'd now need a salary of ?70k for the same. This timeframe is abnormal. This is a bubble. -

I reckon fear plays its part too. There are incremental waves of people who will only move to a new area with each stage of gentrification. I heard someone (new arrival?) recently describe East Dulwich as "much safer and less gritty than back in 2006" (!) -

Despite what some keep saying. I've yet to see Russians or Chinese walking into Winkworths and asking for a 3 bed terrace on Goodrich Road. "But its the trickle down from prime central areas". Perhaps. But it's also lots of regular British buyers panicking and, in fear, paying daft prices in a supply constrained market for very average houses in a very average area. Those ?1.2M houses of last month have already dropped 10%. And will do so again. There just aren't that many out there with that kind of cash/borrowing potential to sustain it in SE22. -

Try leaving before rush hour? Buses before 7.30 offer a much nicer ride in...I skip the 7.30 - 9am slot altogether now and I reckon it's extended my life expectancy. -

Looking rather like prices have peaked for the time being. Sales activity has also slowed a bit. Plenty houses coming on at daft/greed driven prices in the past month haven't sold? and are now taking offers?.there;s a limit to what the buying public will take. -

Good question...answer is that a lot of the original Victorian mosaic paths crack due to heave/ground movement over the past 100+ years...especially in SE22 with it's subsidence prone clay subsoil. And so the ?2k cost covers digging up the subsurface (usually old cracked concrete) with a drill, laying a new foundation and re-concreting at the right angle...all before any tiling actually starts. Then you have to make a call on quality of the tiles, add borders etc.. If anyone knows anyone who can do a great job of this for less than ?2k I'm all ears... -

And a Victorian tiled path is about 2-3 grand to re-lay properly. That, a decent door painted in Farrow and Ball sludge, twin bay trees, and new beds /shrubs wont leave you much change of 10k. -

to be fair the past decade I've lived here the streets are incrementally much smarter than they used to be. There's a broad correlation with general affluence. Check out mean streets of Catford terraces for how I remember it ten years back. See Dulwich Village and SE22 streets like Woodwarde, Beauval Roads for a notch up. Symmetrical topiary ahoy. Speaking of which, I used to love the guy who hand carved a zoo out of his box hedge in Whately Road. I think he had a swan up there once. Is that still there? -

Full of swingers with the Prince Albert. A Waitrose. And safest Tory seat in the country. What's not to like? Bubble and Squeak - after burns night I made some patties from the mash, turnip and a little haggis, added some fresh spring onion and there is a champion "base" from which to add eggs, bacon as required.

Ratty you deviant. I've always thought hash browns were minging. They sort of seem like a rude American intervention. That said, I'm partial to some frozen skinny processed chips with my brekkie so I can't talk.

even about 5 years ago I'm sure there were at least 3 more caffs on or just off the Lane. There was the Tulip (now Jaflong?) and also used to go to one opposite the Castle on CP Road run by an old Greek guy?
