  1. I've lived in both. I prefer the shops / bars / cinema / swimming pool of LL and the "feel" of the residential streets is better in ED in my view - a bit more space, quieter. Transport is a obviously lot worse than nearer PR, even if you're near ED station, particularly to Victoria / West End. Depends where you need to commute to and whether you cycle.

  3. If there is no acceptable interest from commercial property, how about using the site to rebuild the Dulwich almshouses, instead of building on Judith Kerr playing field?
  4. Angharad - If I were a rapacious landlord (and I'm not a landlord at all!) then I would try to increase rents just a little less than would cause my tenant to move out. So it's possible that, while your rents have been increasing each year, if you moved out then the landlord would have to lower rents to re-let it.
  5. Thanks Mark, fascinating to see that rents haven't really shifted much but house prices have apparently increased by 70%+. Or alternatively rental yields fallen from 5.6% to 3%.

  7. Bearing in mind the pressure to close off Loughborough Junction a couple of years ago, and the impending reorganisation of Bellenden Rd, Camberwell Grove represents one of the few remaining north-south routes, and so I would class it as 'important' even if you don't agree with 'main'.

I asked DHST earlier in the year if they had seen financial information on the club to substantiate the claims that (a) the club is not viable in current form and (b) it will be viable with the new stadium. They said Meadow's financial officers had given them "access to financial information which is vital to us to be able to formulate a business plan for the new ground". It would be good to see a detailed income statement, particularly splitting out transactions with related parties.

  10. Another recommendation for DJ Trev - he put on a disco for my 8 year old's birthday yesterday along with 40 of his classmates. Trev was brilliant, kept them entertained for 2 hours with boundless energy and enthusiasm! We also used the Constitutional Club again - a great space for a big party and plenty of room for any adults who need to / decide to stick around.   12. Looking at that plan confirms that a double roundabout would be the best way to use all of that extensive road space.

  17. I need done replacement car keys for my 7 year Ford S-max - normal remote locking etc. I popped into Timpsons at DKH yesterday who said they could do this for ?213 per key. Seems very steep to me but Timpsons is ususlly only a bit more than the cheapest option. Is this the going rate or does anyone any better suggestions? Thanks mikeb

  20. Sally, seriously have you never turned on your radio in the car? Or had a wine gum or swig of water? When does a conversation turn into an argument?
  21. @Sally, I don't think the onus is on me to find this: in practice, even laws are applied in the context of a specific situation, and guidance (from anyone) even more so. For example, 5mph above a 70mph limit on a motorway will not normally result in a prosecution for speeding, 5mph above a 30mph limit in a residential area could quite easily get you a ticket. By the way, I have just amused myself reading some of the more unrealistic guidance in the Code i.e. not the "must / must not parts" which by and large seem perfectly fine. For example, good luck with Rule 148: 148. Safe driving and riding needs concentration ------------------------------------------------ Avoid distractions when driving or riding such as * loud music (this may mask other sounds) * trying to read maps * starting or adjusting any music or radio * arguing with your passengers or other road users * eating and drinking * smoking
  22. @Sally Eva - quoting the Highway Code's highly generic guidance, necessarily intended to be understood in the context of average traffic conditions nationally, brings us no closer to understanding what to do in East Dulwich with high density housing and 20mph limits (which you can barely reach in the streets in question anyway).
  23. I've lived around here for 12 years. The aircraft noise has sucked the entire time. I can't sleep with my windows open unless I actually want to be awake at 4.30am. I live near a busy road with buses and the aircraft noise is much worse - it's pretty much constant with barely any silence between the flights. Particularly galling are the rare occasions when planes are landing over East Dulwich into both Heathrow and City (yes this does happen when there has been an easterly that has lapsed into no wind; I've spoken with NATS about it). [edit - reading and commenting in posts like these makes me feel slightly better about it - a problem shared is a problem doubled and all that ...]
  24. John - do you mean Badminton House on Grove Vale? I'd assumed it was post-war, particularly because it doesn't seem to feature on the 1938 OS map (which shows only the outline of the new roads).
  25. Is this just a form of advertising? maybe I'm being cynical, but I just don't see them surviving accidents / malice.
