  4. Would the Council have to issue a section 20 notice and all the prior notifications and consultation period. Even Major Works over ?250 per flat would need a tender process. What if the block consists of only 6 flats? where a section 20 would have to be issued as the cost would be more than ?250.

What you can be 100% sure of they have taken very expensive legal advice to minimize their liability, to Residents, Tenants and Leaseholders, paid for by indirect Govt funds and left these people to hang out to dry. They are fully aware that these people cannot employ the best legal brains to put up any fight. No doubt they have employed at great cost the best legal advice they can get. Will they tell who? I suspect that all discussions held under the umbrella of Harriet Harman and Cllrs and possibly agreed prior to Legal advice to make them look good is now flushed down the toilet. It is apparent that Wandle did not oversee this construction which is not the fault of residents and before anyone says Leaseholders and Shared Ownership showed have conducted their own survey you do not expect to find in some cases 3 year old builds wrong from the getgo. How would they find out? They may be taking the builders etc to court but this is no more than a smokescreen to avoid what they should be doing for residents etc. "We cannot comment until the report is released" but residents will only see what Wandle want people to see, no more no less. Not their failings I suspect Courts I suspect would uphold that Wandle is fulfilling their minimum duties. i.e. lets screw these people for the min we have to pay. This will not cover improvements, furniture that has been purchased to fit their flats. Location to allow people to continue their work. Will Wandle cover storage for furniture that cannot be used until the repairs are made and they return in the case of Shared Ownership and Leaseholders. When will Tracey Lees and Wandle stand up and say we have "F..cked up" in a major way and we will pay out whatever it costs to put matters right. Lives are worth much more than my reputation and Wandles. If Wandle are building houses in the immediate area all residents should have first choice not having to bid. Shared ownership should have their places fixed with all costs incurred covered without out arguments and remain shared ownership as per the purchase agreement. What will happen is Harriet Harman, Cllrs will slip slowly away and let matters disappear. I hope HH will remain committed and use her influence to help these people. I feel this is not about people but financial damage limitation underpinned by legal costs.
  7. After listening to this latest interview with Wandle you can only cry on behalf of these residents.. Lives destroyed but it is still pass the parcel. When the Chief Exec was asked do you feel guilty she put Sir Humphrey Appleby to shame with a it's not my fault answer. Government should take this up and take who is responsible to court. Will it happen? I doubt it. It you want to listen it is about 15 minutes in.

Whilst the above discussion is greatly appreciated by all following this matter what is not being mentioned is how those Leaseholders and shared ownership people who have a financial interest and public sector residents will be able to fund legal action if wrong doing is discovered to get recompense, Housing Ass are funded by us. The can keep legal action going till the other side runs out of money. A silly question, what body approved these designs as acceptable and workable and now they are not. Does Southwark not have a role in this process

  10. So you are advocating that those that have been wronged should refer and request help from those that have overseen this mess? Please explain how Southwark will provide legal teams to fight this on behalf of those that have suffered? Do not forget residents will have to spend their own money regarding legal action, the Housing Ass uses our money. I can see all residents, leaseholders and shared ownerships owners being leged over seven ways to Sunday. This is already off the radar as far as most people are concerned. M & S opening hours is far more important. Perhaps the Cllrs would update all of us as to the state of play regarding this or has it dropped of the radar.

If you have just bought the above should have been declared by previous owner also your solicitor would have asked in a pre-assignment request.

  13. Do not understand this complaint procedure. The flats have been condemned as unfit. Who's fault no one seems to want to say from either organisation, Southwark or Wandle. People now have no homes or life. Or it appears no known future. Why not have a public enquiry to make sure it really does get buried and forgotten. What needs to be responded to within fixed time limits. Acceptance of blame is what is required.

  16. London Mix Agree 100%. A large public outcry will not allow this matter to go away which I suspect they are hoping it will. Many many "Why has this been allowed to happen" will rattle bureaucratic complacency and gain a response.
  17. Perhaps Eleanor Kelly, Chief Executive and Cllr Peter John, Leader of the Council might like to comment on the forum regarding this matter? The implications of this lack of control. if true, is frightening. What else is around due to the rush to build and meet the numbers required. We have all heard the problems people have had with Major Works.

Not to see the matter swept under the carpet. They built a life it should not be taken away.

The only postings are from a resident and a few locals over the past days. The reasoning behind this is that parking at junctions contravenes the highway code and is unsafe eg for drivers , cyclists etc and visibility and pedestrians crossing the road. Is this a new officer who has made it his mission to change something after reading all the books with no real experience?

  22. Did these tickets start appearing when Southwark needed money when Government grants were reduced. As far back as I can remember people always parked there and there were never any accidents. Is it people people are more stupid than in the past and cannot see further than their phones or coffee cups so Southwark has to take action on their behalf to safeguard them?
