My guess would be: if you have a sale agreed before The Saviour's Day which completes in the New Year then you're ok. But only the one which is agreed before Crimbo.

But c'mon.. there's plenty of time to sell a house before Christmas.. you should at least have been surveyed which would rule-out any timewasters.

I would consult the flyer, but alas I binned it (along with the Damart catalogue) lest I get all in a tizz about it.

I couldn't agree more. It's not as though they 'generate' any wealth for an area. Fair enough theu do some advertising but really they ride on the coat tails and for me are the equivalent of a tax - push up value of property and take their slice every time.

A computer shop come internet cafe IT technical college or something - 'useful' - would be far more appreciated. Is there no master planning?

I'd generally be the last person to stand-up for them, but the anti-Foxtons bleat-fest is beginning to grate just a little now.

There used to be a wall there. Worse than a wall. It looked more like the back-end of a detention centre. Foxtons were prepared to put their money (our money, ha ha) where their mouth is and cough-up for the building work.

If Foxtons manage to close-down five other greasy estate agents along LL, I'll be happy with that. I can always use to glass front to check my comb-over on the way out for a night at the Tivoli amusement arcade.

I'm not anti-Foxtons, far from it. i've never used them. They look nice and flashy but hey what do I know? I simply object to the identikit approach to high streets with LL is in danger of becoming. Diversity is needed and if and when the economy takes a serious turn - as it is bound to - it would be better to have shops selling things people needed instead of want.

WE've had 3 letters through the door to a property we've just sold on Derwent Grove (1 each to my husband and I and one to 'The Occupier') - we've also had 4 through the door to our new property on Crawthew Grove. There's already 4 stands in the windows for their ugly plasma screens, and apparently there is going to be a cafe and masseuse installed (rumour only I stress). I was speaking to one of the workmen on site yesterday and they have heard there are going to be between 40 and 50 staff working there - aaaaggghhhh. Imagine LL crawling with smarmy Foxton-ites

GIven I live 8 doors away from them, I am seriously considering lobbying the council for residents parking. We will never get a park anywhere near the house if all those Green minis are trying to park close to the office. Residents parking is anywhere between ?45 and ?110/year dependent on the borough, and I think it is a small price to pay to be able to park near your place of residence! And apparently, most of the Foxtons staff automatically get one of these ugly company cars!!

Apologies for the rant - I agree it will make Lordship Lane look smarter, however that's how Putney started and it's High St has all but lost its villagey feel now that more and more mainstream shops have descended upon it!

Finally, a note to Mark who administers the forum - they are opening on the same day as your 1st birthday celebrations! I agree they could throw a few bob into the hat!

Wise words indeed.

I have absolutely no idea why people bother with estate agents full stop. Property in the area will sell itself, so sell privately using an online site like propertybroker. I paid ?138 for them to do everything and sold my place almost immediately.

Estate agents are an unwelcome presence on Lordship Lane. They're either failed public school boy types, chavvy women or geezer blokes. It is sad that Foxtons are opening up, especially as they have such a dire reputation (following that BBC expose on them).

As I came down Dog Kennel Hill this morning at 1am on the 176 I remembered your post macroban and thoughtto myself "must focus must focus" but as soon as I got to East Dulwich Grove I drifted off again - doh

BTW - 176 from the strand to The Plough - 25 minutes. Night buses can be soooo handy

    • Honestly, the squirrels are not a problem now.  They only eat what has dropped.  The feeders I have are squirrel proof anyway from pre-cage times.  I have never seen rats in the garden, and even when I didn't have the cage.  I most certainly would have noticed them.  I do have a little family of mice which I have zero problem about.  If they stay outside, that's fine with me.  Plus, local cats keep that population down.  There are rats everywhere in London, there is plenty of food rubbish out in the street to keep them happy.  So, I guess you could fit extra bars to the cage if you wanted to, but then you run the risk of the birds not getting in.  They like to be able to fly in and out easily, which they do.
    • Ahh, the old "it's only three days" chestnut.  I do hope you realise the big metal walls, stages, tents, toilets, lighting, sound equipment, refreshments, concessions etc don't just magically appear & disappear overnight? You know it all has to be transported in & erected, constructed? And that when stuff is constructed, like on a construction site, it's quite noisy & distracting? Banging, crashing, shouting, heavy plant moving around - beep beep beep reversing signals, engines revving - pneumatic tools? For 8 to 10 hours a day, every day? And that it tends to go on for two or three weeks before an event, and a week after when they take it all down again? I'm sure my boys' GCSE prep won't be affected by any of that, especially if we close the windows (before someone suggests that as a resolution). I'm sure it won't affect anyone at the Harris schools either, actually taking their exams with that background noise.
    • Thanks for the good discussion, this should be re-titled as a general thread about feeding the birds. @Penguin not really sure why you posted, most are aware that virtually all land in this country is managed, and has been for 100s of years, but there are many organisations, local and national government, that manage large areas of land that create appropriate habitats for British nature, including rewilding and reintroductions.  We can all do our bit even if this is not cutting your lawn, and certainly by not concreting over it.  (or plastic grass, urgh).   I have simply been stating that garden birds are semi domesticated, as perhaps the deer herds in Richmond Park, New Forest ponies, and even some foxes where we feed them.  Whoever it was who tried to get a cheap jibe in about Southwark and the Gala festival.  Why?  There is a whole thread on Gala for you to moan on.  Lots going on in Southwark https://www.southwark.gov.uk/culture-and-sport/parks-and-open-spaces/ecology-and-wildlife I've talked about green sqwaky things before, if it was legal I'd happily use an air riffle, and I don't eat meat.  And grey squirrels too where I am encourage to dispatch them. Once a small group of starlings also got into the garden I constructed my own cage using starling proof netting, it worked for a year although I had to make a gap for the great spotted woodpecker to get in.  The squirrels got at it in the summer but sqwaky things still haven't come back, starlings recently returned.  I have a large batch of rubbish suet pellets so will let them eat them before reordering and replacing the netting. Didn't find an appropriately sized cage, the gaps in the mesh have to be large enough for finches etc, and the commercial ones were £££ The issue with bird feeders isn't just dirty ones, and I try to keep mine clean, but that sick birds congregate in close proximity with healthy birds.  The cataclysmic obliteration of the greenfinch population was mainly due to dirty feeders and birds feeding close to each other.
    • Another recommendation for Niko - fitted me in the next day, simple fix rather than trying to upsell and a nice guy as well. Will use again
