I drove past this yesterday, noticed the sign and wondered how much it might be on for in this depressed, recession ravaged housing market.


I guessed it would be ?1.25m - I was only out by the odd Million, on checking Harvey and Wheeler site it was ?2.25m.


Harvey and Wheeler seem to add a bit of a premium to your house price - lets see if it is hope value or real value.


Its a fantastic house though and what a location...shame you could win the lottery and still not be able to afford it. Well done to the people who have been lucky enough to get a chance to live there.

Seems like Calton Avenue has some local competition though. According to The Sunday Times Home supplement (19.4.9), the seller (below) has an illustrious pedigree:


It has a grotto in the garden and is the ultimate party house, but now Andrew Czezowski, who helped launch the careers of the sex Pistols and the Clash, and who founded the Roxy club in the West End of London, has put his Dulwich mansion on the market for ?3.65m through Harvey & wheeler.


Czezowski, who has been restoring the house for the past few years, wants to concentrate his efforts on Brixton nightclub The Fridge, which he also owns. Fountain House has five floors and 8000 sq. feet of living space, set in just over half an acre.


Thing is, i was going to put an offer in, but it only has five floors instead of six. Damn!

Personally no, as i understand that i won't get much change out of my few million or so sheckles in Dulwich. Thing is, in this environment, i'd rather buy a row of shops in SE15 or SE27 and sit on the investment.


If i buy that house even i'd struggle to fill it with presence and that's after turning the grotto into a Cupid-Stunt meets Hugh Hefner style gimp-space.

    • Hi Sue, they were not local solicitors. Andrea’s was based in Wales and the other firms involved were large nationwide conveyancing companies (rather than conventional high street solicitors). I’m happy to advise clients and buyers privately on what I believe to be their shortcomings but I don’t think doing so in public on the forum would be appropriate, particularly as they are not locally based. My general advice would always be to steer clear of the big conveyancing companies as they are, in my experience, notoriously difficult to contact when the need arises and the case handler is often not a fully qualified solicitor and so issues have to be referred upwards to “technical teams” internally, which was part of the problem in Andrea’s chain.     • A slightly vulnerable but hopeful post… Hi everyone, I’m a guy in my mid-thirties who’s recently moved back to London and East Dulwich (I previously lived here for many years before, so I know the area well). But if I’m honest, I’ve found the return a little tough. Most of my close friends have moved out of London to start families — totally understandable — but it’s left me feeling a bit adrift and not quite sure how to make new connections again. Work has taken up a huge chunk of my life in recent years, and I’ve definitely let hobbies, interests and a proper social life fall by the wayside. I feel like I went from a fun social life in my 20’s to suddenly blinking and realising things had gone a bit er…quiet. So, I’m trying to redress the balance a bit — mainly so myself and my partner don’t murder each other 😂, and just to meet some new local faces. I was wondering: is anyone else in a similar boat? And would there be any interest in starting a relaxed, low-key local social group? Could be a casual pub meet, sports, park hangouts, live comedy nights — open to ideas!  I’m happy to do the organising/admin side of things — just wanted to put it out there and see if there’s any appetite.
