  2. Exactly. And another classic symptom displayed during bubble behaviour? Denial that a bubble is happening. Usually by those already heavily invested.
  3. Went with my pal house hunting for a 4 bed terrace in East Dulwich last week to see the madness for myself. Apart from some undesirable main road options /distressed stock there are actually only three 4 bed terraces for sale in SE22 for under ?1M. The tired one we looked at was on at ?750k, needed about ?100k of work and had signs of some structural movement. They had just one open day on Saturday and we were told we were the 48th people to visit it that day. Around 12 then made offers on Monday, highest of which was in excess of ?900k. Looking at the desperate faces of others viewing it was a grim and depressing spectacle. The only one smiling was the agent. Even if I wanted to buy now, I'd keep well out of the current shit fight and bide my time. Even if that meant moving out further.

    Just to say...I found some excellent imported rarer US ales/beers in Bambuni on Saturday. I can see me going back in there with beard and a big bobbly woollen jumper to buy more.... Edit to add: didn't discuss laptops whilst I was there.
  7. Move to Deal or Rye and get a 1 or 2 bed up in ED. Our neighbours have that set up and seem to enjoy it. I'm hoping to do the same but get the flat in Marylebone and restored farmhouse in Tuscany with pool and Olive grove. I'm a bit behind in saving for that though.

  10. Good answers from richardblack above for anyone with this issue. Most Victorian party walls in terraces or converted flats are single skin walls i.e. there's no cavity and only 2 or 3 London brick widths and some old skimmed plaster separating you from your neighbour. Most landlords don't like hassle and want to keep good tenants so my advice would be to do some of the leg work for them i.e. get a quote from someone reliable for the works and then write to them explaining whats changed recently noise wise, that you're keen to stay and that you have a fix with quote to provide costs. If you get a negative response you could then offer to contribute some to it yourself to make it easier and also shows your commitment to staying?

Last visit to American Bar they wanted smart dress but ties were optional. It's not that easy to get in as they don't take bookings so you might have to queue for 10-15 mins inside. All types of people/freaks in there. But a classic cocktail on a quiet week night there is still an experience and comes with plenty history.

  13. I agree with Whittler. I happen to like old houses (grew up in one built in 1619!) and so tend towards that but I also like a lot of the mid century stuff on the Dulwich Estate. They're not much cheaper because they have lots of fans. And generally they offer more light and spacious living. Basically they are very "livable" properties if that makes sense....

  16. I last went to The Blythe Hill Tavern when DC was in shorts (so about 8 years ago). I recall it having serious grey haired Irish barmen with black trousers and white shirts, amazing Guinness and lots of lone drinkers quietly at their pints, horse racing quietly on in the background. It was like another world.

  19. My lady has gone to Prague. I'm not sure why. I think she's back on Saturday... Anyways, I sent her a text message and she sent me a nice one back with a picture of the Charles Bridge. Does that count?
  20. I think the Hermits Cave or Blythe Hill were the answers. But if I also added "easily walkable" those two would have been ruled out. It just hit me that weekends now in SE22 pubs are now ALL pretty much similar food and family orientated target market. But they're also emptier during the week than I remember? Ah well...

  23. Found myself wanting for the first time on Sunday when it came to local pubs. I was with a mate with some heavy(ish) stuff to talk about and wanted a quiet pint. I wanted a thick ash stained carpet to soften the sharper noises. A fruit machine quietly flashing in the corner, some decent ales on tap, a fire and a welcoming vibe. Options were almost entirely: kidfest/creche, roast fest, band fest (Patch and Ivy House both rammed) or premiership/rugby fest. So I didn't find what I was looking for. Anyone know where Dream pub for last Sunday might exist?
