Totally? Local economic development is all about bringing wealthy people into an area, they spend and employ the locals and raise standards. Anyone suggesting keeping an area full of feckless lazy uneducated people is a good thing needs their brain replacing?. -

When I work with British companies I come across people like David Bernstein and Fred Goodwin regularly? Barings for example totally clueless and look what happened (I worked there it was comic a disaster just waiting to happen). These British senior management live in another world they all think they are James Bond Driving Aston Martins they are the chinless wonders who meddle in an incompetent dangerous way with all out lives making decisions which they have no knowledge about, they are always a problem I need to overcome in every major project I get involved with. It?s a big British problem which is why I like working in Asia or Germany. The press are now saying what a great thing this is for English football. Great for the British Press.

It's quite obvious there was zero communication with the manager. It?s a common problem among British ?high? level management just incredibly arrogant. This country is going through an incredible period of misjudgement and incompetent decision making from Council child protection all the way up to the FA it?s an embarrassment. But the press will paint is as a great situation. We remain a country RUN by the pathetic British PRESS !!!!

I take your points but I don?t know enough 1. True to an extent but there aren?t enough homes available in the areas of high demand most of the empty homes are in areas people don?t want to live, usually because there isn?t any work in those areas. 2. I wasn?t talking about the rents and government dabbling though that is an issue. It?s about the waste and poor management which costs more than it should so leaving less for improving or building. 3. Is social housing a good thing? Why does a government need to provide any housing? Wouldn?t it be better if the government just set out a framework which would allow the market to provide housing in a fair an affordable way? Perhaps through implementing lending rules to restrict some and to allow others at all levels giving all the opportunity to buy their own homes if they work and pay taxes rather than subsidise the poor shouldn?t they be facilitated? No social housing supporting the market prices would probably be lower. I think it would be better to regulate the lending market probably by giving less lending to the wealthy and more to those who deserve it i.e. tax paying workers lower down the pay scale. 6. The current pensions system has failure built in because of the running costs and will never work. Capitalism is in its financial infancy and there?s a long way to go?. A complete balanced financial solution would need to regulate lending and link it to the tax system. Possibly along the lines of?? If you don?t pay tax you can?t borrow. If you do pay tax then you can borrow in relation to what you pay though less and less the more you earn so the rich can?t get stupidly rich. After all it?s the tax man (government (us)) who will bail out the bad loans. There?s no reason this wouldn?t work but would require major changes eventually it?s where we will end up. Otherwise it?s boom and bust every few years and housing bubble every other. Markets do work but they need basic rules to keep them under control. -

Property prices will continue to rise due to 1. Not enough homes because of land banking and a rotten (to is core) incompetent slow planning system. 2. Incompetent Council housing system which also restricts supply due to its poor expensive management and under development. 3. A pricing systems which doesn't have a clear formula for valuations i.e. price per sq ft. 4. Little differentiation between qualities of finish. Except at the high end again price per Sqft. 5. Holiday homes in country villages which should be for locals. 6. Poor pension system, why would you put your money into a Pension where the chairman is driven around in a chauffer driven limo they have multi million pound offices and the returns to your pension is below the rate of inflation. A lending system which allows the rich to increase borrowing into secure assets. Whilst the borrowing of the poor is allowed to increase only to buy rubbish like iphones or new cars. A recipe for disaster at some time in the future. -

It's only for cables to terminate into underground, and it looks solid enough to do the job. The bricks used are engineering holed bricks and the mortar goes through to hold them together one row of stringers and another of headers underground it'll do the job for 100+ years. Yes its not pretty but I doubt it needs to be as it'll be hidden from the world underground until an engineer opens it to make connections or run new cables. If it was made perfect around the outside the hard core would just slip past it and then it could move over time. The more I look at it the more it makes sense. What benefit would there be to spend time and effort to make it look nice and make every joint perfect? Not much point it wouldn't do the job any better.

Yes Shocking ! But it looks like it's only for cables and once there's a lid on it no body is going to see it. Maybe that's what's required.

Umm what does it look like on the inside ? The outer area may look like that so the hardcore mixed with concrete bonds better. But it does look a little odd...

Yep true France did the same as others in the 60?s and 70?s. All the Victorian brick built stuff is easily maintained if a little expensive when it?s required but then it?s good again for another 100 years whereas this new stuff made of concrete and timber is just pull down and start again impossible to maintain. So which system is more environmentally friendly? I see the scaffolding is up on the flats opposite goose green it?s only been a few years and it looks the exterior is cracking up already. As they say pay cheap pay twice. Most people don't have a clue about quality. Only in germany are buyers clued up. -

In Southwark, loads of terraced streets were flattened long after the war. The St Georges development is one of the better looking ones though it?s still an appalling use of the land and does not provide any secure usable courtyard or garden areas for the occupants. It?s all exposed to the public walking past which means it?ll never be fully utilised you?re unlikely to see kids playing and parents chatting or a community barbeque or other regular events on these areas, as few will feel comfortable standing by the pavement exposed to the world. It?s a common mistake here in the UK go to France Germany Italy HK etc and they design community courtyards which are secure and away from the prying eyes of all except the inhabitants of the houses or flats which surround the space. Haussmann was the master of this and in Paris you?ll street after street of apartment buildings built around courtyards which are great for the occupants? quality of life. Here we?re obsessed with showing the world our open spaces which just makes them a no go area for us. -

It'll probably end up going that way as there's not a lot wrong with what?s been done just visually not very appealing to "some...." Nothing like getting it all official though and just think of all the fun time and money that?ll go into it wonderful if only some would come my way. Might work .... -

We know that pulling down all those Victorian terraces was a terrible mistake. What was built to replace them was awful. It?s a pity the stuff being built today isn?t much better it?s well built and insulated but it has zero soul just look at the developments in West Peckham near Camberwell I just don?t understand why they don?t build using the Parisian horseshoe layout it?s a much more efficient use of land and provides usable courtyard (unlike the open areas found around the modern developments we are seeing, which are not secure and don?t allow for any sort of community feel) it?s all just bland boxes for the occupants to sit in watching TV. A few now have balconies so that?s an advance and some even have underground parking. But they will never appeal as much or have a community feel that Victorian terraced houses and flats have. The architecture today is really quite depressing to look at both inside and out. -

Evie Yes lovely road. But I'm lazy and when I've had a beer or late night curry on Lordship Lane it suits me me to be 3 mins walk away otherwise I'd be tempted to drive and then I couldn't have the beer which would be just awfull. -

Anywhere 5 mins walking distance to Lordship Lane is bullet proof price wise more like the little Kings Road of the South. Only problem is the small housing stock all little Victorian cottages when compared to the large Victorian Villas and Mansions of North London Clapham Brixton etc. The area to aspire to is Dulwich Village, many move to E D with a view to hopping up to the Village when they get the big bonus of win the lottery. Prices in East Dulwich and the Village are still below similar areas of North and West London because there are no International schools to attract Americans, Japanese or other Foreigners. I?ve friends who are stuck in Hampstead for the Japanese School who would love to move here. I keep thinking of moving but when I compare prices in comparable areas is still 25% more expensive sq ft location for similar location and further from the city and central london, I?ve had plenty of time to look between contracts. Peckham could do with a major reworking as it drags down this part of London terribly, maybe there?s more of an opportunity for a comparison with Notting Hill there only some of the estates would need to be leveled first. -

James point me to that forum and the thread please. Rye Lane is a complete disaster area everything from the ban on cars and the filthy pavements to the new two way system that's replaced the one way system. It was fantastic in the 60s ever since the mid 70s "when the cars were banned" its just been a disaster.
