  3. I share this freeholder for one of my properties and yes they have an awful reputation. In fact, I'd use worse language to describe them if I could. It's a cynical business model based on volume charging small fees and uplifts on the actual cost of often spurious services e.g. recently they have been cleaning our windows regularly way more than required. They have cosy arrangements with their subcontractors (assume the worst behaviour here) but biggest con is indeed the insurance which is very difficult to challenge but which is 2-3 x the typical open market rate. It's death by a thousand cuts and they are operating aggressively on the fringes of the law - which does need swift change. I haven't had time to pursue RTM but think I'll get that moving this year and I'm more than ready for a tribunal hearing. I've yet to research a decent lawyer with experience dealing with them but the money saving expert thread above lists some contacts. Looking forward to clipping their wings and ready for the fight. Someone should run a class action....

Yep. It's an unassuming pick up only place just down from Kings Hospital but Tasty House is very decent for classic western Chinese dishes. It's always quite busy and hospital workers and many passing cabbies swear by it. Crispy noodles are decent there. And it's called Tasty House - right up there with "Jade Garden" on the classic takeaway names list. What's not to like?

  7. Guys...this fish and chip shop was terrible. Aside from the location the food was often sitting for hours and wasn't prepared with any real thought. It was the worst chips I've ever had in East Dulwich in the 15 years I've lived here. Pretty much any of the others were better. Sema's was very decent recently. As was Ken's near Herne Hill

  10. Good plane chat kidz. My fave for short haul is the Embraer 190. Much better leg room plus you can get a standard sized trolley handbaggage under the seat in front.

  12. I just found mine recently. An Aiwa with full recording features. Back in 2001, post 9/1, I found an airfare on BA to Chicago for ?99 and was able to afford a trip of a lifetime to go see my blues hero Buddy Guy play in his own club. I took the mini disc rigged it up with a small lapel mic and smuggled it in to record the set. I still have it and it plays perfectly - around 1 hr of high quality live recording complete with sound effects from a trip to the bog.

  16. I just want a warm spectrum and lighting that doesn't make my house look like an abattoir. I want to find LED bulbs in conventional sizes that give off the same warm glow as the old tungsten types.
  17. I'm all for saving the planet but why can't they invent LED lightbulbs that don't look $hit? Even the so called warm white bulbs look nothing short of ghoulish. Plus they no longer work with your analogue dimmers so they end up needing changed too. Anyone found a decent solution yet?

  21. binklilyput - you are correct there are a number of different issues here you need to eliminate: 1. Base signal strength - you can test this by turning off your mobile data on your phone, ensuring your phone is connected to your flat wifi, stand next to your router and google "google speed test " . Click start test and it will give you your download and upload speed in mbps. You ideally want at least 5 mbps - 10mbps or more is enough for streaming to one device. 2. How this signal and your router performs in your flat. Run the speedtest again then start walking away from your router and watch how the speed changes depending on your location. You may need to run the test a few times but it gives you a base "heat map" of how your signal is performing in your specific flat. Is it weak in the room you need? 3. If the base signal strength is decent then you just need an extender but before you buy, check to see which are compatible with your router's signal type. Many of these are super easy to set up - they plug can plug directly into the mains and sync with your router using the WPS buttons on each device. If not , manual set up is required but it will have instructions telling you how to do it and is quite easy. If the router is newish then most should be but check. If the base signal itself is poor then you may need either a booster, or just swap the router for a better one.

It served us well and grateful for our time in SE22. But....big world out there to explore and experience. A world beyond William Rose, the latest burger bar and strange bottles of yellow liquid. :-) We did the research, kept running the maths and it became "why wouldn't we do this?" Brexit is about to remove the amazing opportunity we have to freely move to and work in Europe. But for 15 euros I'm now a resident of Portugal, our kids will start an amazing British school here and we're 10 mins walk from the beach. Food is 20% cheaper. Holidays will be a few hours down to the Algarve, or a short drive to Spain. Plus same time zone as UK for remote working. I'm sure I'll miss the pub, bacon and BBC iPlayer but whatever happens it feels like we'll have an adventure to remember.
