I share your curiosity .I guess people are just nervous ? I went to a Leaseholders Roadshow when it was held locally https://www.theleaseholdroadshow.co.uk/ and asked about Right to Manage . They weren't very encouraging about going for right to manage and were pushing buying a share of the freehold .They were quick to point out that the Freeholder would have a share in the management company formed under right to manage .But that seems fair enough ,and they wouldn't have a controling vote . It would be interesting to know how you get on .

Getting a chest freezer round a corner .....
intexasatthe moment replied to Sue's topic in The Lounge
No magical app I suppose where you can take a photo of the space and a photo of the object ...... There seems to be apps for everything else so who knows ! -
Inspired by Sue's request ,here's one of my own . I don't expect to achieve anything like a professional finish but just wondered if anyone had attempted dealing with this themselves using T cut or similar and had any advice ? It is of course silver metallic and I would say that some of the scratches are quite deep .

I'm interested in this as well. Anyone any experience ???

So ,reading this from the SLN "Meadow last week released a statement concerning the October 16 ruling, saying: ?Southwark Council?s successful application for security for costs means that on top of the ?150,000 DHFC is now being expected to pay it will also face an eventual legal bill of over ?450,000 if DHFC fights and loses the case at the trial in November.? do we understand that Meadow(in DHFC's name ) won't be appealing against Southwark's decision not to renew the lease ?

Camberwell Grove rail bridge consultation
intexasatthe moment replied to CityMum's topic in General ED Issues / Gossip
LynnB ,thank you for your post above . Interesting points in the leaflet . "It should only be a temporary closure. The damage caused by heavy goods vehicles led to the bridge being closed to motor traffic in October 2016 under a temporary Traffic Management Order (Section 14 of the Road Traffic Regulation Act 1984). This means Southwark Council has a legal duty to repair and reopen the bridge. Southwark Council estimates the cost of repairing the bridge to allow light traffic (i.e. cars) to be just ?17,000. Southwark Council has chosen to ignore the order to repair and reopen the bridge, instead opting for a public consultation on whether to reopen it at all. The same thing happened in 2007, and Southwark Council was obliged to fulfil its responsibilities and re-open the bridge." -
Camberwell Grove rail bridge consultation

I'm not sure why Camberwell Grove being called a main road ( by whom I don't know ,I've not scrutinised the thread to find out ) is of such concern to you James that you feel the need to point out that it has neither an A or B classification . As far as I can tell these classifications are very unhelpful when thinking about routes "B roads are numbered collector routes, which have lower traffic densities than the main trunk roads, or A roads. This classification has nothing to do with the width or quality of the physical road, and B roads can range from dual carriageways to single track roads with passing places." [en.wikipedia.org] I can only imagine that you are trying to downplay the physical characteristics of Camberwell Grove it's lack of bends and it's width . If the A and B classification has implications as far as funding maintenance perhaps you should explain . -
Yeah ,leave Louisa in peace !

"My sense is that while its jolly nice for the local residents, its a huge inconvenience and negatively impacting far more people than it positively impacts. I strongly support reopening the bridge as soon as possible." Well put . -

James I'm not sure who you're correcting about Camberwell Grove being a main road but I'm not sure the introduction of road classifications is helpful here . A and B road classifications don't seem to help the layperson when thinking about the importance of a route .My reading is that the volume of traffic would determine a roads designation as a B road rather than it's width etc .So I guess at present Lyndhurst Grove might be considered to be more of a B road ( main road in your view ? ) than Camberwell Grove because it's currently carrying more traffic than the latter . "B roads are numbered collector routes, which have lower traffic densities than the main trunk roads, or A roads. This classification has nothing to do with the width or quality of the physical road, and B roads can range from dual carriageways to single track roads with passing places." https://en.wikipedia.org/wiki/Great_Britain_road_numbering_scheme -
Camberwell Grove rail bridge consultation

But Camberwell Grove is straight ,fairly wide , with property set well back from a road lined with mature trees . It is a direct North South route .To my mind it is more suitable route for traffic than narrower roads with their bends and junctions and houses set closer to the traffic . -
"5mph above a 70mph limit on a motorway will not normally result in a prosecution for speeding, 5mph above a 30mph limit in a residential area could quite easily get you a ticket" You may not get a ticket or points but you may well get invited to choose between a fine +points and paying to go on a speed awareness course and no points when I went on a speed awareness course much effort was made to dispel the myth that if you're only driving a few miles over the limit that no action would result . we were all invited to share the speed we were quoted as doing when ticket ,one poor bloke had twice been ticket for doing 33mph in a 30mph zone ,in the same spot . so you may wish to

"and yet most people are unwilling > to cut back on contributing to said problem, or to > support measures encouraging or compelling others > to cut back?" What is the above based on ? Sorry if I've missed it . What are the measures that I'm not supporting ? -
Camberwell Grove rail bridge consultation
intexasatthe moment replied to CityMum's topic in General ED Issues / Gossip
I have responded and indicated a wish ( we're not voting here ,it's a consultation ) for it to be reopened . It's a nice straight road ,good visibilty and width .Most of the properties are set well back from the road with mature trees affording additional screening from pollution and noise . It's a much more suitable route for traffic than the current diversion down narrow heavily parked side streets . -
Asbury you make a number of good points . Your neighbour must be flush ,it's not cheap to have a dropped kerb done .Though probably enhances value of property and avoid any future CPZ charges . It's my understanding ( happy to be corrected ) that people can park across a dropped curbif they have the permission of the hoseholder . "Driveways that serve a single property If there's no enforceable yellow line, you can park close to this type of driveway without penalty. We only enforce if the occupier of the property makes a specific request. If you're having problems with vehicles obstructing your driveway, you can request free dropped kerb enforcement by contacting [email protected]. You can also call 0207 708 8610 or 020 7708 8587. Our hours of removal operations are 08.30 to 18.30 Monday to Saturday (subject to change). Outside these times, we may dispatch mobile patrol units to issue the PCN."http://www.southwark.gov.uk/parking/guide-to-parking/dropped-kerbs-and-driveways?chapter=3 and http://www.legislation.gov.uk/ukpga/2004/18/section/86 It looks as though Southwarks plan to put yellow lines either side of any new dropped kerbs has been ....dropped . Anyone know for sure ?
