Until recently I would have had in mind a bottom line negotiating figure of 8% ROI on a 21 year FRI lease with appropriate rent reviews to maintain the 8% ROI and with a premium to cover acquisition costs subject to proper checks on prospective tenants and hope to get more. But these are strange days in East Dulwich and 6 Lordship Lane is a pretty useful property in terms of Lordship Lane commercial stock. ?96k may now be too little. I would not be too concerned about the type of tenant for a sub-let of the retail unit, but I might insist on a covenant allowing John Alan to rent for a fiver a week that part of the pavement not belonging to Southwark Council. The local lawyers seem to be fragmented and disorganised. I would, as first choice, approach some law firms and offer them an entry to the East Dulwich market and hope to do far better than 8% ROI.

To paraphrase: If you are old, on a low income, or working-class you can get out of East Dulwich. And more: "The portion of equity increases which enables you if you were smart to release this equity and re-invest in the area for maybe a buy-to-let investment. This has the benefit of you being able to stay in your current house/flat as well as to re-invest in the community by getting people who can afford higher rents to rent your buy-to-let [...]" Translation: If rich incomers buy a few extra houses and jack up the rents the undesirable poor residents can be forced out of their home area. "We live in a great place in london and the community spirit is unique [...]" Community spirit for whom?

  14. I've looked at the White Stuff web-site. It's confusing. I found the blouses and slacks under "shirts" and "pants". Their product range is for young people. If I went to the East Dulwich branch I'm sure their "Product Advisor" [sales assistant] would be kind and explain that they have nothing in stock that is suitable for me. The actual stock looks very much like what's on sale at Primark in Peckham but at five times the price.
  15. ED Sainsburys? This is part of the Greater East Dulwich land-grab. This Sainsburys is built in SE5. Check a map. It's the Camberwell Sainsburys. The advertised postal address of 80 Dog Kennel Hill SE22 8AA is almost certainly a paid for accommodation/redirection address.
  16. I've not been able to work out which public authority has the power to decide the fate of Piermont Green. Since the abolishment of the Greater London Council and then the London Residuary Body there have been layer upon layer of Acts of Parliament and Statutory Instruments transfering land and powers. It seems, though, it is unlikely to be Southwark Council. Perhaps if anyone knows the answer they can let me know? Those of you who think that Piermont Green has some sort of magical protection because it is common land should take note of the London Development Agency's intention to take six acres of Crystal Palace Park (also Metropolitan Open Land) for housing development.
  17. It seems the mystery has been solved. The mounds in Horniman Park are early 1950s spoil heaps from the excavation of the paddling pool. [see The Dulwich Society Newsletter 153, Summer 2007] I find it interesting that before the 1950s were over children were being told they were plague pits, and thus a local myth was perpetuated. Now it's a stated fact on many web-sites.

If I believe what I've read about estate agents on the forum, then it's certainly not the brains of East Dulwich. Heart is where the home is. I think the area radiating from the Barry Road and Underhill Road crossroads may qualify as it is centered on where the majority of residents have their homes and live their lives.
  19. If you believe the Harris Federation web-site the target is 1500 pupils. Other sources suggest 1700.
  20. I miss many of the small shops on Lordship Lane. Thinking about it, not many businesses now survive for long on Lordship Lane. The longest surviving business is probably Bell's which was established in 1918 or 1919.

  22. I read in another thread that part of our Forest Hill Road area should be sacrificed for the good of ""greater" East Dulwich". I know the Forest Hill Road area has for a long time been considered an outlier. In the 1970s some people even called the roads South of Colyton Road "The Bermuda Triangle". This made me wonder where the early 21st Century perception of the heart of East Dulwich now lies. Putting "SE22" or "East Dulwich" into internet map engines produces varying results. The only centering that makes sense to me is Silvester Road, and only because the Post Office owns the definition of "SE22" and that's where the sorting office is located.
  23. Those bumps were so good for sledging back in the 1950s when we had real snow. Fortunately, whatever's buried there, it's Lewisham's problem.
