6 Lordship Lane (& other shop planning applications)
macroban replied to Nero's topic in General ED Issues / Gossip
An "exciting" development. Here are some words of praise for Sugar Mamma: "They have nice things (mainly jewelry and ladies clothes) at a fair range of prices, are very helpful and wrapped everything up nicely in tissue paper." -

I believe that the current planning restriction on restaurants is applied "per terrace" - in this case 98 Grove Vale to 6 Lordship Lane. Can someone confirm this? Caffe Nero just didn't bother to apply. -

There are two planning notices. Same agent for each. See here. And here. -
Goose Green Roundabout - what happens next...
macroban replied to Mark's topic in General ED Issues / Gossip
This morning there is no lamp post, not even a lamp post stump. It's not been there for weeks. There is, however, an attractive flower bed - a good "do nothing" option. -
Thank you, Eileen. Do you know this from documentation? It may be unfortunate if Piermont Green is legally part of Peckham Rye Common. As far as I know, Article 17 of the Schedule to the Ministry of Housing and Local Government Provisional Order Confirmation (Greater London Parks and Open Spaces) Act 1967 as most recently amended by Para 2(5) of Schedule 4 of the Commons Act 2006 still permits common land registered under the Metropolitan Commons Act 1866 to be taken for "street improvement". So much easier to argue that a small triangle of land of a much greater whole should be sacrificed for "street" improvement". Perhaps there's a lawyer here who could do a little pro bono work this lunch-time and confirm the legal position?

Harris Academy (new boys school for East Dulwich)
macroban replied to macroban's topic in General ED Issues / Gossip
> I would like to guess, with the sports academy based just up the road at the Harris girls school it would be daft for the boys not to use those facilities, thus, not needing to replicate them at their school (same as there could be facilites at the new school the girls should use). That would be a good outcome - if there were a suitable number of pupils on the boys' site. However, consider this slippery slope scenario: 1. The boys' academy goes ahead with 950 pupils anyway. As legal entities these "academy schools" seem to pretty immune to such trivia as local consultation, local "democracy", consideration for residents, and planning restrictions. 2. To bring the academy up to scratch it is allowed to make a land-grab for more or less five acres of Peckham Rye Park West-side. Fives acres is a little awarkward, so it might as well be a little more. A convenient boundary would be the footpath that runs more or less parallel to Peckham Rye (road). 3. The children need to be protected from East Dulwich residents so a fence along the footpath would be helpful. A little razor-wire on top would protect the academy's new playing fields from disaffected residents. 4. A precedent is set. 5. The girls' academy decides to expand to 950 pupils. A financial package is pieced together. 6. This academy is allowed to make a land-grab for more or less five acres of Peckham Rye Park East-side. The adventure playground and the football pitches will do nicely. 7. Girls need more protection than boys so the area just must be fenced off. 8. The pleasant walk through Peckham Rye Park from Homestall Road to Peckham Rye no longer exists. 9. Now the original Honor Oak School playing fields and gardens can be sold off to developers and fund the extra school buildings for a further 600 pupils. 10. It is discovered that a re-configuration of the playing fields frees up a strip of land along the North side of Homestall and Colyton Roads. Might as well build some more housing units. It only seems right to have houses on both sides of Colyton Road. 11. Might as well call the new housing development on the Waverley site Homestall Gardens. It will need to be gated as it is pretty near Nunhead. One in 15 units will need to be social housing, but hedge-fund managers and such-like can be classed as key-workers. 12. The Aquarius Golf Club lease expires in 2012 (does it?). No need to renew this. Now the Homestall Road backlands have housing a little more would do no harm. Well, at least on those parts of the golf course that are not laid over the water reservoir. It's only a nine-hole golf course anyway. 13. Thames Water engineers work out how to build housing over the reservoir. -
I believe that Charles Barry did this one too.

> what exactly is the lordship lane information centre For a few years before it was occupied by William Hill, 29-35 Lordship Lane was "The Lordship Lane Information Centre", a grant-funded organisation providing legal advice etc to the community.

Fantasy shopping is fine, but the main determinant of the type of businnes that occupies the retail unit on the ground floor of the Toilet Block will be the rental cost. Does anyone know how much is being asked?
-
> Surely you're having a laugh here No. I was thinking of the adjacent geographical context of the Harris Academy (boys) proposal. Not a car park, but a drop-off and pick-up layby.

Old Barbers opposite Goose Green Roundabout

Has anyone checked whether Piermont Green is "safe" under the Harris Academy proposals? With c1100 pupils and staff to filter into the school from the narrow Peckham Rye (road) during the morning rush-hour, Piermont Green looks to be ideal to tarmac over to provide a drop-off area for 4x4s and people-carriers.

Harris Academy (new boys school for East Dulwich)

Thank you, anntidote. I was wondering about the site-size to pupil ratio. I see the answer may be to exclude residents from 4.2 acres of Peckham Rye Park. Is there any hard information about increasing the girls at Waverley School (now Sports Academy?) to 950? -
I don't think the agents have advertised the block as a brown field site. Would the Community Grant stretch as far as reinstating public toilets in the shop unit?

Harris Academy (new boys school for East Dulwich)

There's an "exciting" business opportunity here. With the girls' school and the boys' school taken together there will be 1900 pupils plus a couple of hundred staff. I see an opening for a profitable unhealthy food shop on the Forest Hill Road parade. It could sell sweets, crisps, cakes, biscuits, pies, fizzy drinks, and ice creams. It could also double up as a dinner-time and after school chippie and burger bar. -
I saw, buried in another thread, that Emily's might be offering pie 'n' mash later this year. An excellent development.

> However exciting new developments will be starting soon. Exciting? I think I may need a new dictionary. -
Prediction: Within five years of opening: The selection criteria will exclude most working class boys. Very few of the pupils will be from North of Peckham Road/Peckham High Street. Many parents will be those who can't afford, or won't pay, the fees for Alleyns or Dulwich College. The property prices in the East Dulwich Bermuda Triangle will double. The school will be renamed "Honor Oak".

> ?32,500 pa and premium offers invited > About 500 sq ft retail > A1 Interesting. This would bring the fixed costs (before employing staff and variable overheads such as electricty) up to about ?41,000 pa requiring a gross profit of ?82 per square foot pa just to meet the fixed costs. What type of A1 retail business might take this lease? -
