  1. Thanks very much for all the tips and ideas. No coal hole or cellar although the floor is slightly suspended, lots of pipe work and cables down there too. I expect it?ll be a nightmare to track down the source. Next door is housing association owned and though we get on ok with the tenants I don?t think they?ll do much to fix any problems.
  2. We have the smell of cigarette smoke coming into our understairs cupboard from our neighbour's house. It's a Victorian terrace and I'm guessing that there's a hole somewhere that's letting smells through. Does anyone have any experience or recommendations on how to fix it or a company who can help?
  3. Using something sticky (peanut butter or another paste) is better as they have to stay at the trap to eat it. I've bought a tube of bait from Amazon that seems to work well.
  4. I'm pretty sure we have easigrass (I don't know which model) fitted by the company that redid our whole garden. We only have a 3m x 4m patch that kept dying off due to shade so it made sense for us. The borders and planters give plenty of space for biodiversity in our garden. One thing to watch out for is that the grass gets really hot in direct sun, so be mindful of young feet and paws. Maintenance wise you still do need to do occasional weeding even with a weed control membrane. You can brush it with a stiff brush to keep it from getting flattened down.

They do try to guess your journey when it?s regular (ie PR->Canary Wharf and back most days).   8. I find EE and O2 a bit crap round here. We have a boost box from EE which I got free (as part of our work contract) and uses my broadband to improve the signal.
  9. James, a few houses on our street are empty and undergoing major renovations. The builders have taken to using wheely bins to reserve spaces outside the property (in addition to the space taken up by skips). Who should I contact at the council to stop this happening as it's really adding to the parking pressure around here.

  11. James - apologies having re-read the emails, I think it may be a case of the TMO just being really confusingly worded. When they talk about the "side" of a junction at a T-juntion they seem to mean one side of the street extending both sides of a junction rather than one side of the junction or the other. So I expect the TMO is correctly implemented. Still annoyed about the unnecessary loss of parking and the much increased speed on Adys Rd. Unfortunately Lane Ward councillors seem to have little interest in the matter.

The quietway proposals will make matters even worse if they come in, with further parking pressure and doing nothing to address the volume of traffic using ED roads as rat runs which in my opinion is the real issue. James is there anything that council members can do? The Lane ward Councillors just ignore my emails.
  13. James - Do you know who I should be complaining to about Conway collecting the equipment from the Nutbrook St roadworks at 4am today? Since they were finished by 6pm last night and could easily have collected the equipment then, the decision to wake up a residential street in the middle of the night was pretty anti-social.

  16. We looked at it, but it didn?t make sense for us in terms of flow, use of space or cost. In the end we stacked our washer and drier in a purpose build cupboard in the kitchen which hides it all away without taking too much space.

  19. My anecdotal view is that speeds on Adys Road have increased since the double yellows went in, certainly we've had an increase in large vehicles getting stuck on the nutbrook/adys corner.
  20. When we were doing our loft we designed a terrace over the rear of the house; changing the pitched roof to a flat terrace. We proposed 1.8m high screening (frosted glass) around the edge of the terrace to allay any privacy concerns, our architect felt this was the minimum we could get away with. When the council officer visited he seemed ok with the privacy measures but said he'd recommend against granting planning permission as the terrace would be visible from the road. In the end we decided to remove the terrace from the application to make sure the rest of it got through, as we were raising the ridgeline. As Jules-and-Boo mentions you'll also need to think about the structural elements, this is for building control rather than planning. A local architect would be able to advise you on this as well as the planning aspects. Do you know if the roof terraces around you have planning permission? There are a few on our road that from their construction I'm sure are built without planning consent (i.e. they are accessed through a normal window and have lightweight fencing).
  21. How is the existing Low Emmision Zone for heavy vehicles monitored and enforced?
  22. It isn't suggested to take effect for cars until October 2021, so another three and a half years. I'm not sure a further 'residents' sunset clause could be justified. Also most new cars were Euro 6 from Sept 2015 (all were from Sept 2016). As PCPs are typically 3 or 4 years it seems doubtful it will have a disastrous effect on PCP final payment values for current PCPs.

  24. It seems to vary some boundaries run along the middle of the street others run along the back gardens. There are also some streets where the ward boundary has the lower half of the street in one ward and the upper half in another.
  25. We tend to do Tenerife as it's a good balance between flying time (4hrs) and guaranteed year-round sun. Friends of ours have done Cape Verde which is cheaper but less developed. I'd happily recommend Baobab Suites in Costa Adeje, Tenerife which are self-catering apartments but with hotel facilities (restaurant, pool, sports club, spa on site).
