  1. We've had quite a few new flats in this area over the last decade - from the site next door to the ones on the old barracks to smaller developments in various side streets. All without any improvement in the transport or services infrastructure to support them. This is a relatively big site - I'd really hate to see another few hundred people trying to clamber on local buses (and this will impact those who live further down Lordship Lane). If it has to be flats (and I'd prefer a good proportion of 'affordable' housing) then a few blocks which have some retail/catering at the bottom to help enliven the local community. They don't have to be huge units - but with decent rents to encourage a few interesting food and drink pop-up type ventures. There are a lot of walkers on the Green Trail that come down Cox's Walk so there's a market even outwith local residents. TFL might finally even then consider giving pedestrians the ability to cross the road safely! From a purely selfish viewpoint (and I don't think either of these would happen in the current climate), I'd like a good non-Sainsburys supermarket to force some competition in the area. If they kept the car park, I think they'd get enough 'big shops' from those commuting round the South Cir as well as local baskets from nearby streets. Or, as been suggested before, a pub/restaurant with a few decent hotel rooms above - there's a dearth in this area. A good brew-pub (i.e. with a small brewery on site) with good food (or pop-ups like All Inn One in Forest Hill) ideally with a BBQ and the beer garden would be fabulous in the summer.
  2. Worth noting that it means the P4 is on diversion along East Dulwich Grove and Lordship Lane to get back to Dulwich Common.
  3. I feel more sorry for the shopkeepers on Dartmouth Road whose footfall has been hugely affected for far longer than expected. There is no compensation for their loss of trade.
  4. Thanks spider69. That makes sense - but still think there need to be a few dropped kerbs if they want people to use the pavements and benches.
  5. I do subscribe to the common sense theory. I ride through the park. If I see a person carrying a lead or a dog running around, I slow down further and keep a wary eye out. I try to avoid passing between a dog and its owner (dog on one side of road and owner on the other) just in case there's an extendable lead (I've seen it happen) or the dog is spooked. The owner might know their dog is 'bombproof' but I'd rather not risk it. Most owners are great about keeping their dogs relatively close by while they're on the roadway - there's pile of grass for playing with balls etc. But there are a few groups with multiple dogs which spread out across the path and make it really difficult to get past at times.
  6. Hi James Could you take a look at the thread on pavements in Dulwich Park? As part of the resurfacing, the kerbstones have been reset at normal kerb level rather than the virtually flat state they were in before. However, there are no dropped kerbs anywhere along the run. Anyone with a wheelchair or heavy buggy who fancies a sit down, will have very little chance of getting to a bench without struggling or leaving their companion sitting in the carriageway. The workmen are still there - is there any chance of getting them to re-drop a few kerbs every 100m or so?
  7. They?ve closed down the Victoria Argos and moved it into the Sainsbury?s Market there. I used it the other week and it had the couple of things that I wanted. I?d expect though that it has a smaller local warehouse so either they?ve got much better at ?just in time? logistics or they?ve reduced the ?available immediately? range. Or a bit of both.
  8. A buggy with a light child, yes. A wheelchair would struggle - and the kerbs are now a 3 inch drop rather than the half-inch or so they were before. The difference between an old and new section is quite startling. I did wonder whether the old ones were so low that it wasn't a consideration in putting in any dropped sections.

While I appreciate it?s not possible for everyone, if it?s really taking 30 minutes, able-bodied people without luggage would surely be better walking. Even with the hill, it would take less than 30 mins for most. However, with luggage tomorrow, I will allow for extra time. Thanks for the warning.
  10. Was cycling through Dulwich Park this week where a lot of the pavement resurfacing is complete. As part of the work, they have repositioned the kerbstones. But there are no dropped kerbs along the entire southside run. If you are pushing a wheelchair along the pavement or road and want to get to a bench, or cross to the pavilion, it?s going to be tough. While the workmen are still there, is there any way to get a few dropped kerbs or ramps added every 100m or so.
  11. It?s the shop with the black shopfront on Goose Green roundabout.
  12. That is a shame. They had some really unusual clothes at reasonable prices. And the guys who ran it were always really friendly. It?s a real loss.
  13. My only thought is to please shoot and publish with sensitivity. Each of those bikes represents a tragic story for family and friends.
  14. That?s great news. Is there anyway to ensure that it covers the peak problem period of 0815 to 0850? And equivalent evening peak? If they do it mid morning, they may come away wondering what all the fuss is about!
  15. Thanks Squiggles. That might be it since relatively indistinct.
  16. On Friday night and tonight, I've noticed spotlights moving against the clouds. At first, I thought they were planes behind the clouds but they're changing direction too quickly. Anyone know where they're coming from?
  17. If things are really tight, it's a lot easier to keep track of cash in your purse and know exactly what you have left - rather than use a card even if the bank will give you one. Admittedly, if you're that short of cash, then cash-free coffee and lunch stops, like Tart, aren't likely to be a priority. But if supermarkets and grocers move to 'card only' tills, then that's more of a problem for those on low incomes who are trying to budget. I do use contactless for lots of stuff these days although I often feel a bit odd doing it for things under ?10 because I'm aware of the potential charges.
  18. So I?ve Googled to try to jog my memeory and I think they were called apollini They tasted awesome whatever they were
  19. That?s not what they called it and it?s probably not spelled right. I meant one of those little multi-layer pastry horns stuffed with something like Nutella. Jim - why assume the worst that people are being paid to say something nice? I did decide to try it while passing based on some of the previous comments here. But I posted because I think local places cooking good food at reasonable prices should be shouted about more. And I hadn?t known it was now open at night so thought others might want to know too.
  20. Stopped in yesterday lunchtime as I was passing. Mum and I had a cake and pastry with two coffees. And it was lovely - the little lemon cake was still warm, the sfoligatto was crisp and the coffee was gorgeous. Sat in the sun by the window, it felt very pleasant. Others were eating lunch and what we could see going by looked generous for the prices on the menu and did smell good. I?m not often around LL during the day so hadn?t been before. The manager/owner pointed out a sign saying they have just started opening in the evenings on a couple of nights - Fri/Sat - so might give it a go. I cook a lot of Italian but they had a melanzane parmigiana on the specials list that I adore but always find a bit of a faff at home.
  21. Joey, an Overground driver who posts on SE23.life, has given more detail about some of the preventative works on the old East London line and general feel is that the southern part of the Overground is potentially better placed than the northern bits mentioned above. I seem to recall that last time we got a proper dump of snow, the biggest problem as that the buses couldn?t get up some of the hills so basically stopped running for a day or two.
  22. Any problems on my bus journeys are usually to do with overcrowding rather than the drivers who do their best to maintain order. I find them generally helpful, holding doors if they?ve spotted someone running etc. I think recently I?ve had one 185 driver who seemed to be in a rush and used brakes a bit aggressively. I?d praise London Buses more than getting out the tar and feathers.
  23. P4 is diverted between Wood Vale and ND station until 5pm Friday. It?s going via Lordship Lane and East Dulwich Grove. So guessing it?s clised for the rest of this week

Maybe by PM if you were willing ? I own a flat in a block where the freehold is owned by a ltd company comprised of the four flat owners. Last year, someone was selling and we expected it to be very straightforward. Agreeing the extension with a peppercorn lease was easy. But because it involves granting new leases, and particularly if there is a mortgage involved, you do need a solicitor. It?s almost like a mini-conveyance. We looked into a number of solicitors and were shocked by some of the charges. I didn?t extend mine at that point but seem to recall from the seller who did, that it was the better part of ?1500.
  25. It?s a big site and presumably investment in fit out. I hope it comes off though. I can see myself sat in the garden in the summer with warm pitta, baba ganoush, lamb and wine.
