Huguenot's figure is probably be about right. If your neighbours have a mortgage the land would have to be released by the mortgage company who may require a partial redemption of the mortgage before agreeing to do so. From your neighbours point of view whilst this might result in a slightly lower mortgage with slightly lower payments each month they would have no lump sum in their hands to pay for a round the world cruise or whatever.. so may not be particularly attractive to them. It is unlikely to add much to the value of your property (unless you have a minute garden at the moment) but may devalue their property if they end up with a much smaller garden. If you intend to stay in the house you are in for years to come it might be worth going for it - if you see yourself moving on in a few years time might be better to see if you can come to an agreement with your neighbour to rent it from them.

Dave's Dairy thirded! Milk always there first thing in the morning - although they don't deliver every day tend to deliver a couple of days worth of milk at a time and deliver all the milk for the weekend on a Friday morning. Not a problem for us as we only get a pint a day but may be a storage issue if you have 2-3 pints a day. -
Ocado is fantastic. You can pay the equivalent of ?9 per month and then, provided you buy at least ?40 worth of stuff you can have as many deliveries as you want without paying any extra - you can also reserve a particular time slot every week and set up a regular delivery - so if you know that you will always need nappies etc you can set up a regular time for those to be delivered every week. I find that I actually save money using online shopping because I am not tempted by offers in the supermarket on things which on the spur of the moment I think I will find a use for. It can now take me less than 5 minutes to do the shopping online - I certainly would not go back to schlepping round the supermarket and losing at least an hour out of my weekend!

Google the Dulwich and District Twins club - you'll meet loads of other people in the same boat as you and I made lots of good friends through the club who are still great friend over 16 years later (their nearly new sales are fantastic) - it is so useful to know people who are going through the same experience - - having twins as your first babies is very different from having a singleton!

We've just booked a private room that seats up to 26 people at the Petersham Hotel near Richmond Upon Thames for my Dad's 80th birthday - has a lovely view of the river - not sure how accessible the outside space is though - but definitely worth a look -
Search for rgutsell on the forum - he collects books and redistributes them round schools, doctors surgeries, hospitals etc - has taken loads off our hands int he past.

It is not horseflies - I was been bitten loads of times when doing Training in the Park on Peckham Rye - they are little black flies (I know because I managed to catch one mid-bote) - I have tried googling but not come up with any identification for them. The bites are horrible - worse than any horse fly bite I have ever had - I now use a DEET based insect spray which seems to keep them away and slap on some antihistamine cream immediately if I do get bitten which does seem to stop the swelling from getting too bad.

Have just asked my 16 year old girl - definitely shopping - Oxford Street seems to be the place to go or Camden Market if it is the weekend because that is interesting for people watching if nothing else - but she says also got to see some sights - Buckingham Palace/St Paul's cathedral etc but she might have her own ideas of what she wants to see - don't go to Museums or art galleries unless she has a particular interest so ask her first. Lunch somewhere on the South Bank - she might want to go and see a film in town - taking a boat out on the Serpentine - dinner out in Chinatown is quite fun.

Carol Henri's on the corner of Oglander Road and Maxted Road has a sign in the window saying that they sell black out material. -
Dog Kennel Hill does have an SE22 postcode so fairly conclusively East Dulwich I would say.

You need to offer it to the tenants even if you do take it to an auction - there is no way out of giving them first refusal. There are surveyors who specialise in freehold valuations (it is a complex calculation)- if the offer that you have been made was by way of a statutory notice you do have a time limit in which to respond and if you don't respond in time making a counter offer then the tenants offer is what you will get! You should therefore take advice quickly. We stayed at Grange Farm many years ago - they used to have lots of animals including Kune Kune pigs and alpacas which my two loved when they were about 7 - although we were complete wimps and stayed in the holiday cottages there - absolutely lovely place right on the coast - and apparently Brighstone Bay has a microclimate so likely to be sunny when all around is not! However, it is a bit isolated compared with Appledurcombe - but then nowhere on the Isle of Wight is very far from anywhere else so not too much of a worry,

James - this may fall just outside your area - but do you know why the council intendes to cut down the plane trees at the Goose Green end of Grove Vale - notices say for health and safety reasons but the trees look pretty healthy to me. -
