I would say that the majority of environmental searches that I see for properties in London show a risk of surface water flooding so definitely not uncommon! As long as you can get buildings insurance including flood cover on standard terms You should not be overly concerned. -
Absolutely no need to get radon tests done around here, not the right kind of underlying geology!

If she is shown on the land registry title then she owns the flat. the council would retain some repairing responsibilities as freeholders. -
The chemist by Goose Green roundabout does passport photos and appears to be able to adjust for different requirements (he was doing one for an Australian passport last time I was in there) so he may be able to adjust to the right size for you

Midivydale, I have acted for clients in the past who have purchased the loft space from Southwark Council. If they agree to sell you the loft space they would send one of their valuers to value it and draw up a new plan and then you would need a deed of variation to your lease to include the loft within the demise. You would be responsible for all the council's legal and valuation costs as well as your own legal costs. You would also need a deed of substituted security from your lender and they are also likely to charge a fee for that. If you then wanted to convert the loft space 9rather than just using it for storage) you would also need the council's consent for that which would incur another fee! -
I am afraid you would not be able to purchase share of the freehold from the council whilst the other flat is still tenanted.

Luton may be quick to get to but it is a soul destroying experience flying from there. The station is not actually at the airport, you have to get a bus transfer, the queues for security are very long once you are through to departures there is not much in the way of seating and when you get to the gate there are no seats at all. I have managed to get through to the departure lounge at Gatwick within an hour of leaving my house before now so would choose Gatwick every time! -

My twins started uni in September last year. They both chose the cheapest halls, as Monniemae says it does show, no ensuites but then such things never existed when I went to uni! Luckily we can afford to pay for their accommodation for them (they don't get any grant as our income is too high) and they use their loans for living expenses. They are both quite careful with their money and (as far as I know) have not ended the year with massive overdrafts! It sounds like your daughter will be eligible for a grant so that should cover the accommodation. I think the thing to keep in mind is the cost of accommodation after the first year. one daughter is at Leeds and her rent is ?75 per week, the other at Sussex and hers is ?105 per week! So point her in a northward direction! Make sure she knows how to cook proper, and cheap, meals, living on ready meals, pizza takeaway etc is very expensive. The higher tuition fees actually end up being like an additional tax that they only have to pay once they earn more than ?21,000 at a rate of 9% on any income above that level and if they have not paid it off after 30 years the balance is written off. So although the amount of debt is frightening the repayments are not so bad in reality. To be honest I am not sure how the maintenance loan is paid off but it is not my debt. I think that is what you need to keep in mind, it is not, and will not be, your debt. At no point will you be called upon to repay it. If your daughter wants to go to uni don't let your fear of debt put her off -
My twins did the same at about her age -every time they woke in the night they would call out to me - after some weeks of getting up and trying to get them back to sleep I just mentioned to them one evening, at bath time, that if it was still dark when they woke up they could just go back to sleep without calling for me - it did not seem to have occured to them that they could do this, they seemed to think that they needed to let me know if they were awake! The problem was solved, I could not believe it was that easy! Can't guarantee that it will work for you but it is worth a try.

My daughter has very sensitive skin - we use Ultrasun and she does not react to that one - added benefit that you only have to apply it once a day. -

We used to take ours to La Garangeoire Campsite in St Julien Des Landes in the Vendee (and before that to L'Etang de La Breche near Saumur in the Loire) - we camped but they have mobile homes/chalets as well - we went with Eurocamp but you can book direct as well- they have kids clubs pony trekking archery etc loads of things for children to do and lots of other children around. They are both Castels campsites so they are a bit of a cut above the "cram them in " campsites that you can find in France. -
We used a child minder for our twins - was by far the cheapest option and we liked it because they could mix with other children in a more "homely" environment. Still cost and arm and a leg though and this was years ago! Congratulations on having twins - if you have not already done so - get in contact wie Dulwich and Distric Twins Club so you can meet (and get advice from) other mums in your situation.

Definitely put an offer in now. Nothing ventured nothing gained! Get your hose on the market as soon as poss, the market round here is really lively at the moment so provided nothing drastically wrong with it you should get an offer quite quickly ( as long as you are realistic rather than optimistic with the price ). If your offer is rejected now just repeat it when you are under offer!

If he gets an assessment then, if he is going on to further education, when applying for his student loan he also needs to apply for the Disabled Students Allowance. It involves a further assessment but there is then funding for things like software (mind mapping, text to speech) , hardware (laptops, printers, scanners etc) and study skills support, or whatever is considered necessary to support him. There appears to be far more support available at uni than there is at school - completely the wrong way round if you ask me!! -
My twins were exposed to chicken pox at about 5 months whilst still breast fed. One did not get it, one got a very mild dose and I was told by the GP at the time that they would have benfitted from my immunity but as a result the one who had a very mild dose would not have built up her own immunity. Sure enough they both got it again at the age of about 4.

We have stayed at Grange Farm at Brighstone Bay in the past, it is a small campsite with a few static caravans but also some self catering cottages. Lots of interesting animals on the farm and a lovely beach.

We had a MacMillan Bag through the door saying the collection would be on Friday but in the small print it was made clear that another company would be collecting the bags on behalf of MacMillan which probably explains why he was not driving a MacMillan branded van.
