  1. Overpriced, takes advantage of the new wave posh intake to the area, nothing special (Smiths in Nunhead much friendlier and cheaper in my experience). Don't know why people give these places on LL the time of day when there's better value for money out there. You won't catch me going in! Louisa.

With you on Hong Hong, one of the best Chinese take away's in the area. Very friendly, always made to order and fresh. Used to know the older lady who worked here, she was a neighbour. Not sure if she still works there. In future foxy try to avoid sweet and sour dishes. Some of the Szechuan and chop suey dishes are very nice, no gooey sauce involved either! :) Louisa.

  5. Without doubt the uncertainty over brexit has held the market back this Spring. Well below average levels for the time of year. I would imagine, come the outcome of this referendum, the market will become saturated (for a time) with those vendors who held back over the spring. Louisa.

  13. LM they have outlets all over London! Granted they aren't a major concern, but they're probably one of only a limited number of firms who can actually afford the rent these days. So we get yet another pizza place (which already delivers to the neighborhood), and still we don't have a Mexican restaurant in sight. These people are the types who like to think they're living in Los Angeles or Sydney, and try to emulate that outdoors lifestyle in a city which is, let's face it, damp and wet a lot of the time. No doubt after such self induced physical activity they too are a little damp under the pits too. Their poor work colleagues putting up with that pen and ink every day! Louisa.
  19. Foxy, Rye Lane has a completely different demographic to the 50's, and fortunes have changed for the high street more generally, even if that were not the case. My big fear, which is sort of backed up by Seabag's analysis, is that restaurants and cocktail bars will force out long standing businesses, because as rents rise and people become attracted to the neighborhood money will invariably be the deciding factor on the fortunes of Peckham. Whilst I take it on board that Costa Coffee isn't the one and only signal for gentrification, it's certainty a long long way from where the area was just a short five years ago. Something is happening, and it would be a shame if it was only aimed at 'some' of the local population and not at everyone. Hence why I want a return of a big brand department store to the area such as Next or H&M. Louisa.

Food & night life gentrification seems to be the route Peckham is going down (siting comfortably with the likes of Dalston, Shoreditch & Clapham). Clientele cleansing is inevitably part of this process as it aims to exclude parts of society who may struggle to go for regular trips to restaurants. Some of the lovely independents/smaller chains that have opened up along Peckham Rye, Bellenden road and Blenheim Grove, let's be frank about it, they're marketing their offering at middle class people, and not really anyone else. It's a sort of food cleansing by proxy. Louisa.
  21. FJDGoose, oddly neither have I, I think I was just making a general point about pop-up style experiments. But mark my words, it won't be long before raw veg is sold at treble the retail price from a VW camper van parked up on a conspicuous green local space. Seabag, you are probably spot on. I've already seen suggested chains linked into planning applications already. What seems odd to me, why is it mostly restaurants and not retail wanting to give Peckham a second chance? A Next or H&M would be most welcome on Rye Lane, but instead we are landed with chain restaurants and the like! Out of interest, could you give a flavour of the brands eyeing up the lane? To answer your question, what I consider to be a chain is something which sits comfortably between basic crap fast food, and something more high end and niche. Big standard high street chain restaurants that sell average food at higher end prices. Nothing unique whatsoever about their offering. Louisa.
  22. Ha ha TheArtfulDogger. You know, sometimes, the best thing you can do in this life is go shopping where your heart tells you is best to go. I miss Iceland, there I've said it. I miss it a lot. I'm not being an inverse snob here telling everyone they can't buy organic kale from a caravan parked on goose green, no!!!!! I'm just saying, sometimes there's nothing wrong with wanting a ready meal from your local shop. But now all we have is the co-op. It's annoying I won't lie it's bloody making me furious even now.. But I don't care anymore. So, maybe Jesus is punishing me for going to asda in charlton rather than one of the fine estate agents along the lane, you know what who cares!!!! Ha.   25. Peckham lost a lot of chains through the 80's/90's, when it became down-at-heel. The return of chains isn't a bad thing, but it's the type of chains and the locations they're choosing which is interesting. Foxtons look like wanting to take on a site which has never been a chain and actually has been empty for many years now. The same goes for Turtle Bay (not sure the ins and outs of this one, no news). Unit 1 Rye Lane is currently Blue Inc which I believe is/was in administration? So a like for like chain replacement isn't a big issue, but who was it who said coffee shops were a sign of something afoot? Louisa.
