  5. I agree with Townleygreen, Toldyouso and bloodyjon. The Park is the best and most efficient way to deal with flood relief. I much prefer an open green space to be temporarily underwater than have homes flooded. I am thinking most sports would be called off if there was such a big flood, as surrounding parks would be waterlogged anyway. If this option indeed works and saves homes from flooding, then why spend a huge amount of money on artificial drainage when funds are desperately needed elsewhere.
  6. Agree - they are some of the more useful shops on the Lane. I use all of them on a regular basis. Count the Curry Houses on the Lane - there are many more than three (not that its a bad thing). If only there were only three Real Estate Agents !

  9. Wow - a gym that is really busy in early January. Must be a first !!! Give it 3 weeks and the NY-resolution people will go back to sitting on their ar$e again. Agree we need a decent gym in ED. Would make a big difference!
  10. I think you will find most of London is increasing at a rapid rate. Forest Hill and others around ED are also benefitting. Its about what you can afford, and dont forget to allow for interest rates to increase by at least 3% in the next 5 years.
  11. I never thought of late trains being "horrific", "out of control", or "a mess". The descriptions above make me picture carriages strewn all over the approaches to the station. Sounds like a real war zone. Tubes are worse. Thank god we dont have to deal with the tube everyday.

  13. The latest figures show the average salary in London is around ?42k. Probably higher once the final 2013 figures are assessed. Therefore, is someone earning 2.4x the average deemed "super rich"? "Well off" maybe, but I think super rich is a bit OTT. As other posters have said - its all relative. If you have owned a house during this recent increase in prices, then you are making money every day by just having the investment. You dont necessarily need to have a big salary to own a ?500k+ home. Salary is one form of income, but some sensible investing can earn much more in a bull market. The key is getting on the property ladder and paying down the mortgage - especially while interest rates are low. It will be interesting to see what happens when interest rates start to rise in the next 12-18 months.
  14. The difference in travel time to either depends on time of day. LHR is slightly closer (25 miles) than LGW (28 miles), but you generally need to go through Central London to get to LHR which usually takes slightly longer. Ultimately, it should depend on where you want to fly and any cost difference between LHR and LGW. I expect any difference in cab fare will be immaterial relative to any difference in airfare when travelling with a family. City Airport is great, but the destinations are limited. Dulwich Cars are good.

  16. This situation was always going to happen. The housing market was like a rubber band being pulled back. After years of low growth, there was a huge amount of pent up demand from those who were saving and waiting to buy or upsize when the market moved. Eventually, the rubber band was let go (through the help of better availability of mortgages, especially to first time buyers), and thats what we are seeing now. There will always be a supply/demand imbalance in London as there are too few new houses being built for the increase in population. Its not mass hysteria, purely basic economics. The growth will slow eventually, but dont expect any correction (i.e. negative growth) in London. We have just had the biggest stress test in many generations and the London housing market hardly flinched.
  17. Of course, real estate agents are the pinnacle of everything ethical. Silly me! Lesson to everyone - avoid Jacksons. They came on here with a false account to promote themselves, and continue to behave in a fraudulent manner. As agent, it is their responsibility to ensure their facts are correct. It proves that any bu11shit artist can be an agent.

  19. I am not talking about those who have been burgled - its clear that its a disturbing matter to those involved. However, what is annoying are people who come on here and claim there is a "crime wave" or "ED is being targetted" when its far from the case. Scaremongering is not good to anyone. Keep the facts of each burglary clear, and we can all prevent more burglaries happening in the future - by keeping an eye out and taking all necessary preventative measures Thats all.

Not really - again, the forum makes it sound like a "crime spree" as we hear more about burglaries than we normally would - but this is London, and SE22 is no different to any other part of London. Its good to share facts to reduce crime, but careless to "scare monger" people into thinking ED is higher risk than anywhere else. The last three reported months show a decline in burglary in the area - but wont have December numbers for a while. 21 burglaries in August, 19 in September and only 8 in October. http://www.police.uk
