  1. why not expand the NC Rd market? I can't imagine a small indoor market attracting footfall

Given the development of the shopping centre, the expensive flats, lack of social hosing, closure of the stalls and hairdressers around the station to make room for the new square, I think it's quite clear where this is going. It's not improving the area for the existing, its removal of the existing to make it better for the upgrade of the area.
  4. I'm not saying that at all - I think it's great to have nice spaces. But it is already pushing out the smaller stalls - you can't deny there is a plan of gentrification
  5. absolutely spot on CPR Dave - there is little point in making an area pretty if it's not in keeping with the area. I very much doubt a new square will remain nice for long, unless there is an element of social cleansing, which I'm sure is on the cards
  6. Thank you for the warning. There have been instances of vulnerable people targeted by scammers in this area, so we do need to be mindful of our neighbours.
  7. Step Free Access is down the to the Rail company and not the council. It definitely needs to be done, although Denmark Hill is Step Free and not too far, which may be why they haven't done it (yet)

  9. the reason Tories have lost votes is because they have lost trust primarily. the voters didn't vote for what the Tories did, but what they promised. you can't blame the voters for the outcome, just because they voted for the party. Labour are in a position of influence so we will have to see what they do. Reform are there, as quite a presence should Labour continue to fail. It feels as if we are on a very thin line

  12. It's not incredibly difficult to understand that people vote Reform because they don't want the Tories back and they don't like Labour and they don't like the state the country is in. It hardly makes them "criminally negligent" - in fact, Sepiroth, you can just stop insulting people just because you don't like what they have to say - it doesn't really add to your credibility. While Sep says "What the country needs is a serious, mature electorate", what the country REALLY needs is a party that we can trust - and that we do not have. There is no point at all in having a serious and mature electorate if we don't have a serious and mature party to get vote for.
  13. mine's the same - use shears, then mow, but I only do a part of the lawn - the rest is covered in daisies, violets and other flowers, so I leave it. I have to be very careful though - we have slow worms

  16. Do you think this is an illegal eviction and that the documents are not in order? You can get advice from Citizen's Advice or Shelter as well. There is also a lot of advice on line - i.e. what the documents need to include for the landlord to evict the tenant.

  18. No, you won’t get your rent back for not having an EPC. I presume you’re thinking of rent repayment order… you’d have to have evidence of an offence such as illegal eviction, harassment, threat, unlicensed property. None of which you’ve indicated. I don’t see what the problem is with your situation, certainly nothing substantial. If you have evidence of disrepair (including professional report) and you have to have evidence of informing the landlord as well; you’ve mentioned damp but said it’s not there any more?
  19. Take your own meter readings and properly document the condition of the property when you leave. The LL won’t have a case to claim against your deposit without a sign in inventory. Not having an EPC is largely irrelevant- if you report him he might get a fine but you are unlikely to get compensation.

  21. It's good that you've never personally had to experience poison being left but it is a known fact in this area. It's not fly tipping - people leave food out for foxes but there are also people who purposefully leave food out to kill animals.
  22. Do please take care - it may be innocent but it's really not worth the risk - there are some sick people out there. We have removed it this morning but there may be more again

  24. I like seeing everyone out enjoying themselves. I'd prefer Lordship Lane to be car free and all the cafes etc have tables outside.
  25. look online - you can get a garage to attend the test drive with you - so you can get some support once you get that far. I can't comment on reputable dealerships - I would probably not buy from the same place that does the test drive with you though
