I have Ireland for the Triple Crown already which will be decided next week. But have now added France for the Grand Slam as they are 4/1 which I thought was generous? They rarely lose to Ireland and will surely beat Scotland. I think that means it down to whether they can beat Wales in Cardiff on Friday night.

"It can't be long before there are no affordable areas left in London at all, but nobody can afford to move out and commute in either" Except that the prices reflect what people CAN afford. The problem is it's a bit of a ponzai scheme as the prices being paid by the purchaser gives the vendor a massive deposit on his next house so he can then pay the massive price being asked on his next purchase so the money moves the market. It ends only when the prices become unaffordable and it hasn't reached that stage yet but when it does a sellers market very very quickly becomes a buyer's market. If you want to cash in do it now. -

It won't suit everyone's timing but I have no fears for the teenagers of today. They will probably pick up reasonably priced property again in 10 or 12 years time at the start of the next bubble. -

LM - I still disagree I'm afraid. This 2155 sq feet 5 bed http://www.rightmove.co.uk/property-for-sale/property-42774250.html is 1.675m and would I reckon be 1.2/1.3 on a normal ED road http://www.rightmove.co.uk/property-for-sale/property-44716583.html this ED one 2142 sq ft for example On this basis ED is a good 15%+ lower than Clapham prices. That's what I have been told a number of times recently and it seems to be the case. -
Basically what you wanted was a pub that's not doing well enough to be v busy on a Sunday afternoon. Not too many of those around. Perhaps we should be grateful.
