If my memory serves me correctly, Foxtons featured (rather negatively) in that prog. Mick Mac
the seller pays the estate agent to get the best price on a sale the buyer has no contract with the agent. Sellers choose foxtons despite their selling commission being one of the highest. And yes brendan you may pay more if you buy through foxtons. But thats difficult to confirm. steveo
My guess is that the branch manager may, if he can be bothered, look at this thread and conclude that as the edf is in flux about the issue, bugger 'em, burn that electric until there's no electric left. After all the forumites are already living here so commissions from them will be nish. Why rock the boat? The area manager would never understand why I, we, some of us, don't want a multi coloured swap shop and a load of parked up minis down the end of the strip. But thats difficult to confirm.Well if estate agent Z will sell your house for more than estate agent X then the buyer will pay more through estate agent Z than if they went through estate agent X. So why should a buyer go through estate agent Z then? Moreover if sell through estate agent Z you then go and buy your next gaff through them you will be paying an inflated price (coz that?s what they are so good at doing) effectively negating anything that you think you ?made? from having some spiky haired fukstick sell your old house in the first place. So you aren?t better off at all. The banks are because higher mortgages mean more interest and the agents and conveyancers are because they skim off the top. You however have benefited sweet f-all except for being able to have that same conversation about house prices that everyone has over and over and over again ad nauseum across the land. But you know. Who am I to question how the backbone of the great British economy works. Jeremy
Brendan Wrote:-------------------------------------------------------> So why should a buyer go through estate agent Z then?I don't think it works like that in practise. I wouldn't just pop into my "favourite" estate agents and ask them to show me what they've got. I'd pick a selection of properties online (regardless of the agent), and then ask to see those specific properties. If my favourite one was exclusively on the market with Foxtons, then I'd begrudgingly go through them. Danstable
I've just received the same email. Don't respond other than to say that you look forward to hearing more next week. There are cheaper estate agents and there is also fixed fee private sales like Property Broker where you do not use an Estate Agent. However selelrs who think they have saved money by either not paying an estate agent or paying a cheaper agent may well have achieved a lesser price for their property and whilst they have saved fees they may be worse off overall. In my experience as a buyer, estate agents create a market amongst interested parties and create a sense of insecurity in order to get the most money from the most keen buyer. The best agents are probably best at this.Back to the lighting issue - it will be interesting to see Foxton's response to the letter, a softly worded "no" I imagine. If you guys succeed, well done but I suspect they spent a lot on researching this image and will stick with the frontage that has obviously cost so much money. sophiesofa
Being 'green' is so cool right now that I'm sure they'll put a positive spin on it somehow and make some sort of compromise. Any company would be mad to dismiss any kind of environmental suggestion, creates far too much negative publicity for them.
