I have been both a private landlord and a private tenant, and am currently renting longterm (5 years this year) through an agency and on balance, I would go with private landlord every time You should be able to judge from initial viewing how a landlord feels about the property and any prospective tenants, but yes bad landlords do exist, as do bad tenants. But for sheer "couldn't give a flying..." it's hard to beat a standard agency ( I hear very good things about specialist agencies to be fair - DaisyLets in particular) But your average agency has a large book and your problem with washing machine is waaay down their list, they will sub contract to an expensive jobsworth and charge back to the landlord at a premium. And every renewal you will have to pay be another fee for the privilege of your shiny new rent increase A private landlord should be able to give you a feel for how long-term they intend to let the property - even though 1-2 year contracts are almost standard, they often informally advise not to worry as there is no intention of changing the arrangement
