You can never be sure of anything with houses of this age. Homebuyers reports don't even scratch the surface (both metaphorically and literally). But high damp readings are very very common and wouldn't put me off (unless there is evidence of rot to structural timbers). I think normal procedure would be to get a quote covering all remedial works, then ask for the price to be reduced accordingly.

I'm fine with the idea of paying a premium to "shop local", it's just the huge disparity which surprised me. Still, I like the shop and will continue to pop in from time to time, but unfortunately just for the occasional purchase.

So... beer prices. A certain local shop is selling a beer for ?4, that costs ?2.40 in the supermarket. Another beer on the shelves is ?3.15, and ?1.75 in the supermarket. Now I don't expect small local shops to match Saintsbury's/Morrissons/Waitrose on price, but isn't this way above the premium you'd expect to pay?

If there's an area close-ish to ED which has potential to boom, then Penge is it. Much of East London is super-grim, and though the Hams, Forest Gate, etc look cheap, it's for a reason. They might get better, but I wouldn't personally want to take such a big risk. Stratford and Wanstead are both fairly popular now so you might struggle with your budget. And for me... Stratford feels a bit soulless, and Wanstead feels too suburban/Essex.

And if you get bored of your house, you can just buy another one and have it put up in the same place. Plenty of advantages.
