  2. In small claims it?s all about what?s reasonable to expect, they understand you?re not a lawyer and cannot express your case as if you were a lawyer. Outline the basis of your claim and refer to any factual evidence you can bring along to accompany it, they know you will be representing yourself. Whoever you?re claiming against can bring along whoever they want - that?s their cost (and their problem / decision-point based on how convinced they are in their side of the argument). Common for chancers to back-out with an offer of some kind before the case, often very soon before case is heard. More detail you have, the better. The way you?ve explained the lease states freeholder responsibility says it all for me, sounds like freeholder is calling your bluff from what you say. If you?re confident go to small claims, don?t even threaten just do it.
  3. I?d go small claims court with freeholder and based on outcome deal with respective lawyers accordingly.

  5. Hmmmm... Why live in one place and have your post delivered to another address ? I would contact council if you think it may be a council property and advise of sub-letting, also mention the post delivery situation and absence of lady in property. If you have evidence of paying rent that will be useful. I would check land registry (I think ?5, and I think it shows if property mortgaged, which bank/building society to) then write to lender asking if they know about the letting / tenancy you are having issues with. I would file at small claims court and, as details of above two items come to light, use the information from each (if useful) as input to your case. Do them all now, regardless, get your money back and still show her she?s out of line, no need for threats just crack on. When you?re done, smash the telly and stick it up her nose.

  7. I can imagine 6 dogs barking at the same time but, having used Nunhead cemetary for 5yrs, have never actually seen 6 dogs being unloaded when ALL 6 are barking at the exact same time. That would be some coincidence, especially if the dogs are walked daily together and have a settled relationship with one another. I can imagine it, but not recurring - that would seem a trifle strange IMO.

  14. Yeah there's a whole area (most of the Western side of GG) cordoned off for the tree operation. Where will the poor souls buying trees park, if they're coming by car ?! I did wonder as I passed the cordoned area, whether it was being set up for cars to come actually onto the green - which I hope is not the case.

  19. I think there's arguments both ways for leaving your dog tied-up outside a shop for a couple of mins. It seems pretty sad that one has to fear losing their dog just because they take it out with them when they're shopping.
