  1. well done damzel - a simple and effective suggestion .One of those "why did no one think of this before " .
  2. I wouldn't read too much into Hanover not returning calls or seeming to be vague . They have a variety of estates with differing terms and conditions so I imagine they find it hard to give a stock response . Usually wardens are there as managers of the building and facilitators .I've never come across one who would take the responsibilty of actually arranging a care package though I would expect them to provide details to a resident or relative of how to go about doing so .IME there is huge variation in how helpful /competent wardens are .Some do the bare minium/nothing and relish enforcing "rules" .Others risk their own health and sanity by going the extra mile . If the manager at Dulwich Mead was unwelcoming and giving the impression that a resident might loose their flat if they became frail/confused etc that would worry me .Although residents have their own homes and the manager/warden is only visiting so their influence would ,I think ,be minimal . It would be quite normal to restrict key issue - often the keys on this type of development are suited so that one key will open both the residents individual flat door and the main entrance door to the building . So for security reasons their issue would be restricted . I would be surprised if key safes weren't allowed . Hanover are a fairly large and reputable HA and Dulwich Mead ( which I used to visit ) is a pleasant and excellently situated property . It sounds from the details you've given that the manager isn't very welcoming but TBH I would be happy if a relative of mine purchased a flat there . Although all my relatives are ( and remained so into old age ) quite bolshy and well able to stand up for themselves . Finally - below are a couple of extracts from factsheets on Hanover's website "Your lease may state that only persons who are capable of living independently may purchase a lease or reside within a property. Often when a sale reaches a certain point this involves signing a declaration in the presence of a legal representative. Often people in this situation will have a care package which they receive privately in their own home to support them to live independently at the estate." "Most Hanover estates have an on-site manager who will be your first point of contact during office hours. The estate manager looks after running of the estate and ensures that the buildings and grounds are well maintained, and can also help you to access additional care and support if you need it. Estate manager responsibilities vary according to location and we involve our residents in deciding and defining the services. Typical responsibilities include: Welcoming new residents and explaining the services Repairs to the building Advice on local services The appearance of the gardens, grounds and other shared areas Service charges and payment advice Advice on property adaptations"
  3. " invalidate their leasehold status" I think it's really unlikely that Hanover would seek to end the lease and regain possession of the flat because an elderly person requires carers . I'm not sure of the current situation but about 5 years ago there were key safes at the entrance of Dulwich Mead and lots of carers .I'd be AMAZED if carers weren't allowed . The roles of wardens/managers in sheltered housing are always vague . " Hanover Housing do not appear to want to confirm or deny this information and are very difficult to contact." that sounds a bit confusing . Presumably contact has been made in order for them not to deny or confirm . I assume contact has been attempted with a regional office ,not Dulwich Mead .
  4. " physical measures to help protect the new North Cross Road market where pedestrians will be more vulnerable than present if the security assessment advises these are needed." is this an April fool as well ? I can't understand it .Which may of course just mean that I'm stupid .James can you explain ?
  5. Giving unasked for hot drinks to delivery people ,street vendors ? A box of biscuits for receptionists ( GP ,dentist ,lovely man in Chener Books ) A few appreciative words to people toiling in their front garden ? Flowers for the crossing person ?
  6. Thanks Turtle . But gosh I couldn't cope with that home page . Here's the address for when it opens in April for anyone else who can't watch the seizure inducing web page . 020 3816 1010 Our Location The London Animal Hospital Kenbury Works, Kenbury St Camberwell, London SE5 9BS
  7. Dr Al Chalbi at Kings who looked at me and not his computer .And came into work /mayhem with a sore throat .
  8. Opened the link but sorry ,can't bear to watch .
  9. Reading with interest - a cat guru .That's helpful to have a cat specialist recommended .
  10. Or even anti histamines !
  11. Interesting and I do feel for you . We have 2 cats ,siblings like yours .The male is big and soppy and frightened of things .They are not friends . The female is alert and very independent .The female has hair/fur loss all down her back .She's had this for about 8 months now .While the area seems to be spreading it is at least not looking sore and the fur is growing back .But happy in herself and eating fine . She has been to the Neighborhood vet and has had v expensive blood tests which showed nothing ,steriods and anti biotics neither of which made much difference .And Feliaway - the "friends " one for multi cat households which did reduce the nos of brother and sister spats but didn't reduce the overgrooming .Which the vet thinks is probably allergy related - dust ? She has regular Frontline or whatever it's called . Then prescribed incredibly expensive circa ?100 auto immune suppresant liquid which we cannot get her to take . I can't afford repeated Neighborhood vet visits and I'm giving her ant histamines ( half a tablet a day ) and this seems to help a bit . My next step is going to be vet at Pets for us on Old Kent Rd to get another view .And because they are cheaper . Would love to know how you get on with your cat . Much sympathy ,especially since you also have sleepless nights and a baby .
  12. Hope you got there without too much hassle OP.
  13. Maybe try this forum ? https://www.lemonfool.co.uk/viewforum.php?f=2
  14. On Barry Rd ,about 171 ,there's a forecourt that has just been laid with blocks .They are still working on it . I was admiring the workmanship and the guy was explaining how it's all in the preperation ,which he was describing . I'm sure he'd be happy to describe the ins and outs if you wanted to pass by on Monday .
  15. bugger ,now I'm searching the small area that used to be my brain and wanting to know .....
  16. When I asked Glazier Delmar in Northcross Rd if they offered an initial 30min free consultation re probate they gave me a resounding no and a quote of ?100's for a 30mins consultation . On the other hand Meaby and Co ( Camberwell ,central London ) could not have been more helpful and professional . http://www.meaby.co.uk/ And gave well over a 30 min free session . I'v also found the firm almost opposite the library top of Barry Rd http://www.hall-law.co.uk/ very helpful when I've popped in .
  17. ***it was a large red and black rucksack, a small camping style design. If a anyone has seen it anywhere PLEASE message me- I have university work in there that it invaluable to me right now as I'm in my third and final year.*** A lot of people have viewed and posted on this thread . As others have said how articulate and objective the OP is .Anyway ..I was thinking we should all scour our surroundings in case the bag and any contents have been disgarded . If it were the same person attacking the others mentioned maybe the locationof the third attack would give an idea of the route taken and possible area where bag may have been disposed of . "While I was being treated the paramedics/nurses then received another call to tell them that a THIRD person had been violently assaulted and was coming in to be treated" Hope you're doing ok Andrew .
  18. edhistory - fantastic photograph . stimson - have you tried asking the local historians Brian Green and John Beasley ? or even the South London Press ?
  19. I'm guessing that the project referred to in this thread was approved and allocated funds in the 2015- 2016 round but not carried out yet as it appears in the list of previuosly funded projects http://www.2.southwark.gov.uk/info/100002/business/3381/the_high_street_challenge/2 but not in the 2016/17 doc giving amounts allocated .http://moderngov.southwark.gov.uk/ieDecisionDetails.aspx?ID=5730 It's described ,as already quoted upthread "East Dulwich Traders Creating a locally owned brand for East Dulwich by installing 35 lamp post banners and a map of the local area. This activity hopes to promote the North Cross Rd market extension (results of market extension consultation due in February 2017)." Other extracts from docs already linked to by posters such as rch ,GooseGreen, ianr. http://moderngov.southwark.gov.uk/ieDecisionDetails.aspx?ID=5730 see "Accompanying docs " "That the Dulwich Community Council allocates a total of ?140,555 of the Neighbourhoods Fund 2016/17 from the list of applications outlined in Appendix 1. This amount consists of two elements, namely ?90,000 available for 2016/17 and ?50,555 of unallocated funding carried forward from the previous year?s programme." " The neighbourhoods fund has a borough-wide funding budget of ?630,000 with an allocation of ?30,000 per ward." 4. "The purpose of introducing the neighbourhoods fund was to give community councils decision making powers over significant amounts of revenue funding, that they could allocate to meet locally determined priorities." "The community councils will use the criteria set out below for the allocation of this funding. a. Creating opportunities for people from different backgrounds to get on well together; (e.g. community cohesion). b. Establishing projects which treat each other with respect and consideration (e.g. being good neighbour, inter-generational contacts). c. Encouraging residents to be responsible for their own neighbourhood (e.g. community clean-ups; volunteering initiatives). d. Specific measures to enhance a neighbourhood?s environment (e.g. increased cleaning) 7. A community council may choose to allocate some of their neighbourhoods fund resources to their cleaner greener safer capital allocations. 8. Subject to the availability of resources, the neighbourhoods fund may be used to ?buy? services from the council. 9. As with any executive decision taken by community councils this decision is subject to the council?s existing scrutiny arrangements." "The allocation of the Dulwich neighbourhoods fund will, in the main, affect the people living in the Dulwich Community Council area. However, in making the area a better place to live and improving life chances for local people, Dulwich neighbourhoods fund activities will have an impact on the whole of Southwark." 19." Neighbourhoods fund projects may require consultation with stakeholders, including the project applicant, local residents and tenants and residents associations where applicable."
  20. Barry Rd has wheelie bins all over the pavement ,some in the road . And a shed blown over .
  21. There's a nursery and pre prep school situated on Lyndhurst ,just past the narrow bit . The Villa http://thevillaschoolandnursery.co.uk/
  22. My understanding is that they don't need to have broken the law "the memos provide Immigrations and Customs Enforcement (Ice) agents with the ability to effectively target any US non-citizen who has either been convicted of any sort of crime, has simply been accused of a crime, has carried out minor fraud or is, in the assessment of an Ice officer, ?a risk to public safety" " "The department will now be allowed to target any undocumented immigrant who has been in the country up to two years for ?expedited removal? ? meaning a removal that does not need to be authorized by the court."
  23. and rahrah's right I think . If commuter vehicles looking for parking spaces are removed and there are fewer vehicle movements the road will become clearer of traffic . Initially .But the fact that it's less clogged up will make it more attractive to people driving through and using it as a route to get from A to B . So it won't stay that way .
  24. I know ( sort of ! ) it seems that the proposal is that any immigrant who has committed an illegal act ( like entering the country without authorisation ) or has been charged with a crime can be deported via the expedited route ( no hearing allowed I think ) . So that seems excessively scary . Tho I might be wrong .And I don't think it's been approved yet ? White House advisors still working on it ? Mutterings from ICE that if every case is a priority for deporting ,then none are a priority .
  25. How about those in Peckham Rye Jenny - are you deaf to their siren song ?
