  1. > Rental yields are always a good indication with the long term average being around 7-9%, they are substantially lower than that at the moment. On this basis, what is the current valuation of a one-bedroom flat in East Dulwich?

  3. DaveR, You might find it helpful to do a current East Dulwich void count. MacRoban
  4. The buy-to-let investors should survive this recession. It's the borrow-to-let amateurs who have problems. Trouble is folk misunderstood the difference between "buy" and "borrow". I suspect borrow-to-let was prevalent in boom-time East Dulwich.
  5. Brenchley Gardens is a nice spot. Had a pond too last time I was there. You may need to look it up on a map as it's in SE23.

  14. Must be nearly 40 years since I last saw "gypsies" in East Dulwich. They had a site on Dog Kennel Hill.
  15. Whoops! The Bulgarian property isn't quite built yet. I'm mystified about the amount of newspaper coverage.
  16. Dogtanian had a wonderful theme: "Woof woof here, woof woof there..." [etc] We didn't have a TV when I was a child so the earliest things I remember were from the mid-1950s. Another thread reminded me of Gerald Campion playing Billy Bunter.
  17. Ordnance Survey map, one inch, 1925 edition, sheet 124, "Guildford and Horsham" The damage we have wrought is staggering.
