  3. Resurrecting this thread as apparently the owner/developer appealed the planning decision and won. Hence the recent activity and signs of demolition taking place. So the "Redevelopment of the site involve the demolition of existing house and rear garages, and the erection of a three storey building to accommodate 2x1 bed and 3x2 bed flats, erection of new garage to Elsie Road frontage with parking for 2 cars and 6 cycle parking spaces." is going ahead. Oh well, I just hope they don't bodge it.

    They have no questions to answer. They're a local business conducting their business the way they see fit. They answer to no one apart from themselves and their investors. They are not a public body.

It's a gastropub. In a suburb of South East London. If it's opening raises "major questions" then god knows how you'd describe what's happening to Coulson & Brookes.
  6. Does any actually have any verifiable information that TfL are removing the bus countdown indicators other than for maintenance of the bus stop itself ? There's a list here - http://www.tfl.gov.uk/assets/downloads/corporate/temporary-countdown-sign-removals.pdf - of temporary removals, which as has already been pointed out includes the stop near Nero's. All this talk of "saving money" is a load of bollocks unless someone can present some facts related to how much it costs to install and maintain the things and where it sits in the overall bus budget. I imagine TfL's bus budget runs into the billions so I can't believe removing 2500 countdown indicators is really going to make that much difference. And anyway, who said they are ? Credit to TfL for making the information freely available so that developers can produce smartphone apps but boo to them for charging for texts.
  7. Does the ?285k include providing cycle storage facilities on the schools premises and if so is there room ? Most of the local state schools seem pretty tight on space. Which schools in Dulwich and Herne Hill will benefit from the funds ? I'd be unhappy if public funds were being used to subsidise the private schools.

It would seem that the Inspector considered the parking issue: "In addition, some incoming occupiers of the proposed flats may not be deterred by the ?parking stress? and could choose to own a car and also compete with existing residents for on-street car parking spaces. This would exacerbate the parking difficulties for neighbouring residents and, in so doing, harm their amenity and conflict with SP policies 3.2 and 5.6. Extracts from the Southwark Plan below, (my bold). Now you can disagree with the Southwark Plan and maybe try to influence the next version but that is the current plan and therefore the basis for the Inspector's assessment I guess, though I am no Town Planning expert, just a layman drawing together the available information. Policy 3.2 Protection of amenity 222 Planning permission for development will not be granted where it would cause loss of amenity, including disturbance from noise, to present and future occupiers in the surrounding area or on the application site. Reasons 223 To protect the amenity of an area and the quality of life for people living, or working in, or visiting the borough. Policy 5.6 Car parking 432 All developments requiring car parking should minimise the number of spaces provided. Maximum standards are set out in Appendix 15. 433 Where more than 20 surface parking spaces are proposed, applicants must demonstrate why this cannot be provided underground or within the building. 434 All developments will be expected to include justification for the amount of car parking sought, taking into account: i. Public Transport Accessibility Levels set out in Appendix 15; and ii. The impact on overspill parking; and iii. The demand for parking within the Controlled Parking Zones. The LPA will restrict permit provision where necessary. 435 Parking for retail and leisure uses within town centres should be shared with public parking, not reserved for customers of a particular development. Maximum stay restrictions are required for all retail and leisure town centre parking. Reasons 436 Too many cars cause problems with congestion and pollution, increasing travel times and expense as well as causing health problems. With fewer car parking spaces available people will seek alternative modes of transport to the private car, subsequently reducing congestion and pollution. 437 Access to services, leisure, shops and a range of amenities by public transport and other alternative modes of transport to the private car must be considered when providing less car parking in order to ensure efficiency and social inclusion. Measures to control overspill parking are necessary in order to prevent or mitigate loss of amenity including inconvenience to local residents caused by overspill car parking and increased pressure on on-street spaces.
  12. I went to the see the Hunt/Lauda film Rush last night and was more than surprised to discover one of the early scenes was of a Formula 3 race in Crystal Palace Park. In spite of living in South London for 30 years and having visited Crystal Palace Park many times, I never knew it had been used for motor racing. Google found me various links to it's history including this YouTube clip of a 20 lap Formula 3 race from 1970, complete with Murray Walker commentary and James Hunt in the line up.

Kind of an aside, I understand that Tesco have been given permission to open a new Tesco Metro on the Student Accodomation site being built where the petrol station used to be between Milkwood Road and the bottom end of Herne Hill. Given that the Sainsburys Local is virtually already next door, I'm not sure how they'll both survive and it's sure going to be tough for the remainder of the independent shops in HH, even more so those at the Half Moon Lane end that are still suffering the consequences of the burst water main in August.
  16. 2017 A low rise development of urban apartments for the young professional looking for the leafy, village-feel of East Dulwich with its (still) buzzing bars, coffee shops, restaurants and independent artisan shops. A biscotti's throw from Dulwich Park and Peckham Rye, the perfect place to chill on a hot summer afternoon (no barbecues though). 1, 2 and 3 (penthouse) bedroom light 'n' airy units that tick all the boxes with balconies just big enough for a B&Q table and two chairs. Ideal for that lazy Sunday morning when you want catch up on the papers whilst sipping your nespresso from your IKEA mugs and munching a croissant bought from the Tesco Metro on the ground floor. You pretend to ignore the people on the top deck of the 176/185/40 rolling by, instead looking back inside your precious abode and admiring the Mrs Robinson lampshade your parents bought you as a moving in present. 2022 You add to the thread on the local forum about house prices, complaining the East Dulwich ain't what it used to be. Anyway now that sprog number one is on the way it's time to head east for cheaper climes. Thamesmead has come on a lot recently and you can afford a decent sized 3 bedder for less than seven figures. Hey and did you know they filmed A Clockwork Orange here ? You won't be sorry to leave East Dulwich, the buzz you bought into has gone and ever since Costa moved in and the Dave butcher sold his shop to the Waitrose Meat Outlet, things aren't the same here any more.
  17. Others will know better but I would think planning permission would not have been required as there is no overall increase in the volume of the original house and no change of use. Building Reg's possibly but I wouldn't have thought so. Boarding a loft, plasterboarding the roof timbers and putting in a couple of velux's is a perfectly reasonable thing to do if you're going to use the space for storage. Any electrical works should have been carried out by a qualified electrician according the regs at the time and nowadays I think Building Reg's may be required for even relatively small electrical work but I don't think that was the case 10 years ago.
