New Shops in Dulwich / Peckham

Yeah, I like Four Quarters a lot. Even if you don't want to play games, it's a good option if you fancy somewhere scuzzy instead of the smartly-refurbed, family-friendly bars of ED.

I live in the same road and a lot nearer the market than you do, Dulwich Fox, and I think it's great.

I've never noticed any food smells at all wafting up the road, on Saturdays or any other day.

Nor have I noticed "constant traffic".

And I can quite often park outside my house, and even if I can't, so what? I can almost always park in my/our road, which is hardly very long.

I think it's a great advantage living so near the market, not in any way a disadvantage.

And in case you hadn't noticed, many people have recently moved to our road, presumably all CHOOSING (your caps) to LIVE (ditto) near the market :))

Popped into Hops, Burns and Black earlier, very friendly and very impressive selection with lots of London breweries. Like the idea of the flagons as well. Will definitely be back there, especially if they keep bringing in new beers to try.

I tried out Yama Momo last night with my husband. I suspect they will do well. Although it was their (slightly delayed) opening night, the food was really good and the service was both friendly and attentive.

I too have been to Pedlar twice since they opened - fantastic addition to the hood. Great cocktails, good service, yummy brunch menu (Duck Rosti my fav)and dinner menu which was different both days I went. They are doing roasts on a Sunday too, I think this is fast becoming my fav place.

Yes many people have indeed moved to our road.

And an equal amount have moved out to make room for them.

Was a time when property in our road and the other one running parallel

was impossible to come by.

But many people have just had enough of the market and the parking situation

and are just moving out.

I talk to a lot of people and get a lot of feedback.

I have lovely next door neighbours but they are now moving out.

People moving here do not know what they are letting themselves in for.

and paying on average ?650k - ?800k

It's out off control

Are you seriously suggesting that people are moving out of Ulverscroft Road (and presumably other roads adjoining North Cross Road) because they have "had enough of the market and the parking situation" ??!

Surely that is a gross exaggeration??!

The market is once a week - plus one or two stalls on Friday. I think it's a fantastic asset to the area rather than a disadvantage. I love being near the market.

I can usually park outside (or very near) my house. Can't you? Even to walk from one end of the road to the other very slowly can't take more than a couple of minutes max, so I'm bemused as to what this "parking situation" is? If you have heavy things, you can always double park briefly while you unload them, surely?

Of course people move out as others move in, otherwise there would be no houses for sale in the area, would there?!

I can appreciate the concerns many have about the market. If it were a huge community asset, a large established market aimed at everyone in the area providing a huge variety of goods and services (East lane, Portabello) then I could probably be a lot more sympathetic. It seems a shame this market is only aimed at a proportion of the entire ED population.

How far around the market (by streets) in terms of parking and "smells" Do the effects travel? Be interesting to know.

Its 300 steps 258Mtres from my home to North Cross Rd.

On one occasion a mini bus was parked outside my house for 2 weeks.

Only last week I could not get outside my house for 6 days.

If go shopping on a sat. I get back and cannot park outside my place till 6-7 pm

And then if I spot a gap by the time i've gone round the block it's been taken.

There are also 2 skips opposite and 2 doors along which has been there since June (30-40 Skips in that time)

So there is the added problem of skip lorries / builders lorries / 3 houses that have had scaffolding.

It is a complete nightmare. Non stop lorries all day.

It's all part and parcel.

On a Sat its all the market visitors who are too lazy to walk anywhere.

I walk everywhere and mainly use my car on a Sat to do my weekly shop.

Then I park in Whateley and take 2-3 trips to collect my shopping.

Remember My last reply was in response to Sue and parking issues.

You could get your shopping delivered then you don't need to drive anywhere. The main problem is probably that lots of households have more than one car. I think most streets in London have the same pressure on space. It's not all caused by lorries delivering skip loads of sourdough and olives to the market.

Yep in the grand scheme of things, this does sound like a real nightmare!

I'm a pensioner. I cannot afford the prices at places like Moxons ?9.00+ for 2 Sea Bass fillets. ?4.50 at Tesco.

Without doubt Moxons isn't cheap, I'd usually regard shopping there as a luxury... but that doesn't mean that Tesco's fish is "as good as anything you can buy locally", does it?!

BTW, I'd say most visitors parking on a weekend are here for the shops, cafes, and restaurants. The market is quite small and not exactly a destination in its own right.

The market certainly IS a destination.. You cannot pass on the pavement for the crowds.

Since North Cross has been closed off on Market days, cars enter my road from Whateley rd. and

hit the first space thy can find, that's my end. So as soon as a space becomes available

it gets filled. Further down it is easier to get parked.
