For sure permitted dev. was set up to help speed up the process under certain restricted circumstances. But it is not designed to cover every residential development proposal as a quickie solution! Planning permission is and always has been the recognized route to obtaining permission to develop your property. PD is a quickie under certain circumstances but not all. Some of us seem to forget this fact. Partly due to pushy loft companies and IMO opportunist Architects. Anyhow, that's my tuppence worth for this evening.

Atticus, I empathize with you. Sadly it's a little bit like putting a legal case together. Buy that i mean you really need to know the history and exact details and processes you have been through to get to where you are now. I don't have a clear picture of your case. PM me if you like and i'll see if i can offer any further help, but really need more information. P/

:( sorry i can't offer much further advice. You do have an Architect working for you i gather which should help. But they need to be quite pushy when it come to situations like this! All too often architect tend to be a bit too passive with planners!! I have a lot of experience with contentious planning issues. Ie i have a client who doesn't give a hoot and i am left having to fight their case all too often!!

It is entirely justifiable to argue that X property has set a precedence. In most cases this should work in your favour. That said, i've noticed of late that planners tend to come out with the 'well since 2004 we've changed the rules regarding that aspect bla bla bla' and of course you're left reeling and it's hard to counter that. It is not an exact science unfortunately.

Mr Twirly, You should not be paying ?70/80 for a helmet?! A good helmet should only cost half that amount. Anything over is just superlight race stuff... Best place to purchase cycling gear is on-line. Try Chainreaction/ Wiggle/ Parkers etc. If you need something straight away, Evan do a price match promise and are very good at honoring it. So print off cheap cost from Parkers/Wiggle and present at Evans! Simples and a lot cheaper then BC. (Sorry BC)

(my mum god bless her, was a multiple black cab owner...which is why i know this) A little tip for those who find cabbies refusing to take them south of the river: You know when they wind the window down to ask where you're going? Ignore, and just get straight in the cab! When you're in, as mentioned above. They have to take you to where ever you wish to go if they had their light on. Whatever excuse they may come up with! stand your ground.

I mean this in a kind way as cyclist etc... and obviously we didn't see it happen so do not know the facts But sometimes.... both parties can share the blame, non? Or is that not how it works these days. I mean i know 'legally' etc etc... but seriously. The scenario being discussed above would appear to me to be, both parties at fault. Regardless of 'legal' rights and wrongs... Just arguing over degrees of blame based on supposition etc *waits to be flamed* *edit to add* my point has nothing to do with the OPs accident.

We start listening to Radio 1 when we are teenagers. Radio 2 creeps on you by your late 20's. Radio 3 your 30's. Radio 4 is meant to last us until the end.. FACT ;]

^ I think half the problems here might stem from the 'quickie' do-it-all loft company who exploit the 'permitted-dev' route as a means to get the job. It is an appealing package but not without its risks. As opposed to the traditional method - employing an Architect and submitting planning App/tender for contractors etc

Under permitted development you are allowed to add 50cubic meters volume to your property. This is to include any works over and above the 'original property', so in other words if your property already had an extension to the rear grd floor that was 20cubic mtrs, then you in theory have 30 left! You will still need to abide to planning reg and building regs for certain aspects of the build/project. And you should always run your proposal past the local authority in the first instance just to cover any issues over questions like this.
