  1. Yikes. That sounds awful. K&O pest control (recommended on here many times) will be able to sort that for you easily. I imagine rats are easier to keep out as they're bigger.
  2. It is possible to get a mortgage, but it definitely complicates things and affects saleability. TBH the stuff really isn't that hard to control, you just need a lot of Glyphosate and a bit of willpower.

  6. Peckham Rye is alright, with LB trains, Overground and Thameslink. If one line is screwed you've ususally got two other options. Greenwich is OK for transport too, with trains, DLR, and North Greenwich tube. But generally you have to say that transport in SE London is not great. I count buses as a last resort.

  9. I prefer the way your landscaper has done it. Having pieces of paving cut at an angle/wedge would annoy me much more than the lack of parallelity.

  17. Lots of good stuff in Camberwell - probably better restaurants than ED, IMO. Some very nice houses too, and not just Camberwell Grove.

  20. Trains into the city (blackfriars and Thameslink) from Denmark hill are really infrequent...
  21. Transport in Camberwell is, in my opinion, terrible. I couldn't live anywhere without a train or tube (yes I know it has Denmark Hill, but the line is not particularly convenient, and it is quite a walk away from Camberwell proper). Some people seem to like buses, but I hate them. The unpredictable journey time, the unscheduled change of destination, switching drivers, etc. No... not for me.
