I chose it as an example, not because it is any worse than any other new-build, but because it is in a prominent position, and many of you will have seen it put together. Ignoring lay persons' comments while it was being put together such as "That's flimsy", "How long will that last?", "When will it fall down?", and having regard to a civil engineer's opinion that these sort of properties have a 30-year design life at which point they are due to be demolished and the site redeveloped, it seems that the market for these sort of properties is like the used car market where the final market price is zero.

(1) Negative real yields (2) Subsidising tenants' rents (3) Carrying forward debt on a depreciating asset I have wondered how many of the East Dulwich borrow-to-let properties are "owned" by people who do not live in East Dulwich.

The serious point [i'm not sure that the EDF does "serious"] is that the pain of previous recessions has not had an evenly distributed geographical spread and whether the local East Dulwich economy has some special features which will enable East Dulwich to survive a recession better than other areas.

  23. No-one came up with an answer, so I'll ask again. Does the lease on Grove Vale Library expire before the likely completion date of the new flats?
  24. The cabals will have started meeting: planning our future. Wouldn't want to see another "late" announcement such as closing a children's museum with no realistic time for community consultation. Any inside information or leaks? We need to keep an eye on the Council's budget planning and its impact on East Dulwich.
