Which road to buy on (Court lane or Woodwarde? )

I believe all of Court Lane is in the ?Dulwich Estate? as is most of Woodward rd some of the top end away from the village near the plough is not.


Both roads are in the Southwark conservation area scheme.


BE WARNED!


If the house you buy is on the Dulwich Estate and you are thinking of extending you will need planning permission from the Estate as well as Southwark for even the most minor changes.


Many owners have gone through many years of planning grief expect to spend many thousands on architects and lawyers it?s a very costly minefield expect to get planning for nothing that way you won?t be disappointed. I have friends who went through hell for years spent thousands and got nowhere.



Woodward over Court Lane IMO unless you?ve got the money for one of the monster house near park the gates with off street parking for several cars.

Estate houses are now 99% Freehold.

Living on the Dulwich estates is a bonus, not a draw back. They have stopped so many of the fabulous, capacious homes on my road being divided into multiple dwellings. Mr Sentor (the estates architect) is very handsome and nothing but helpful (bats eyelashes). Court Lane is a rat run and Woodwarde by far the more sedate place to live, clearly. Alleyn Road is the best road in SE21 (sigh). Obviously it is out of reach for so many of you on here, but hey ho, it gives you something to aspire to (smirk). Anyone for G&T?

I wish I had a rich wife who could buy me a dwelling in SE21. Then I'd be happy to be a stay at home Dad and set up a website.


(Just a little joke that one - you can't expect to neglect the forum for that long and come back and tell us all how rich you are DM)

Alleyn Road, being literally the wrong side of the tracks, is practically Norwood-borders is it not? B)


So much of Court Lane has no off-street parking and it is practically a main road. Some of the houses look quite....compact...The quieter streets running off it look far more charming.

Personally, I prefer Court Lane - most of the houses seem bigger and are varied in design. Yes, it is quite busy but is nearer to the park. I've heard that traffic control measures are shortly being undertaken in Court Lane so it may make the road less busy?

There goes another couple of ?100k of the local budget, which could be spent, on refurbishment of something more important.



I doubt it will help make it less busy.



I have friends who live on court lane and the existing speed bumps have caused an increase in noise all day and all night vans lorries and cars thump and bang up and down them and rev their engines.


One reason why Woodward is the nicer road IMO.

I think the houses on Woodwarde Road are nicer and the road much more pleasant than Court Lane (apart from the court Lane Garden-backing-onto-the-park ones). Would take issue with Dulwichmum about Alleyn Road; we looked and almost completed in one of the non-Victorian houses on Alleyn, but the thought of crossing the south circular proved too much - a lucky escape. We settled in the village instead, which is much more convenient for the local primaries and shops.

Dear friends,


I do not live in nasty Norwood or vile Gipsy Hill - you will find that they are both Lambeth, and I could NEVER live in Lambeth (stamps foot). I shall have you know that an in and out drive is essential for me, and as I have young children, separate staff quarters on my enormous plot are a must.


I have not been active on the Forum as I have been sulking for weeks, since I was threatened by one of the Forumites. He emailed and said that he was going to do something medieval to me (gulp). As so many of you are clearly aware, I am a lady, and very easily intimidated (wipes tear from eye)...

      Yiddish is written in Hebrew script, traditionally, so any attempt to use 'Roman' script will be transliteration, as noted. Hebrew script does not have vowels as such, so any vowels used will try to copy the Yiddish sound of the word. Bagel and Beigel are both correct transliterations of the Yiddish word.

      To be fair, if I saw you eating any of the parcels I'd have walked out. I noticed last night that the illuminated sign now describes this place as the POT OFFICE. Presumably THC vapes are more profitable than being a drop-off point for bloody Evri

      Housebuilding isn't that profitable and housebuilders don't have social responsibilities. The affordable housing component is just a tax on new builds. It's a total failure by government - a fantasy belief that the private sector is going to solve the state's social housing crisis for free. It's like expecting Tesco to solve child humgrr by giving away a percentage of its products. It's not gonna work - it just slows down and disincentivises private sector construction of new housing. The only solution to the housing crisis is a massive increase in the supply of housing, not a couple of "affordable" flats in a new development. The state needs to solve the problem of NIMBYs (one of whom is prominent on this thread), get out of the way of private sector developers building private rentals and homes for sale, and borrow to build a huge amount of social housing.
