  12. I've lived on Ivanhoe Rd for 5 years. Not a single incident. It's a good area. Also you don't have to walk through the estate to get there - quicker to up down Colpeston Rd, or even Adys/Bellenden/Avondale.

  18. The idea of adding an extra bedroom is a good one... either by finding a place large enough (maybe 700sqft) to make the reconfiguration possible, or even somewhere with loft space to potentially convert.

  21. Hi Charlie - I actually think the location is pretty good. The layout... not ideal, but it's not a deal-breaker. Hope you don't close. Obviously some customers are put off by the price of some of the beers, so maybe if you did more to publicise the lower cost options (?4 a pint or less) then people would be less concerned.

  25. I liked it... I found it quite "homely". Never really noticed the carpet. Although there was a rather awkward narrow bit by the corner of the bar. As for food - I remember seeing things like beef bourguignon advertised briefly, although admittedly I never tried (or even saw) it. Food is key, I suppose... name me a succesful pub round here that can't rustle up something half decent to eat. I was also under the impression that there was one particular resident who was opposed to live music. Although I only have limited sympathy for someone who moves next to a pub and then complains about noise... it's understandable nonetheless.
