I reckon an early tea place for families would be a winner. It's what Aneto should be doing instead of trying to attract an adult evening crowd for cocktails.

A house nearby to us just sold - no sign was ever placed outside - for ?1.5M which was within 3% of asking price. It was on the market for < 4 weeks. Good street, quality houses, in catchment to DV schools and was well presented. Suspect the more average properties will now struggle....

Agree almost entirely with Louisa here. The wasted contract spend with Conway is criminal. The wasted spend we've seen on resurfacing appears to be a tidy part of tge Conway business model which thrives due to poor contract management at Southwark. The wasted spend would have easily covered this week's gritting needs. -
Tragedy! Curry Cabin shut down

Of all the curry houses on LL you thought Curry Cabin would be there forever. It's certainly one of the oldest - at least 20 years? We gave up the slop a while back preferring to make our own but sad to see it go. It's a good little A3 site that. No doubt Louisa will scour the planning portal daily to keep us informed, dropping a few decoy rumours along the way.... Can I start the bidding? What about keeping the brown smoked glass windows kept and converting it into a 1980s hipster bar? This means music provided by Blue Tit, baggy snow wash jeans and white sports socks. No beards, plenty of caterpillar moustaches and a cocktail menu themed around Southern Comfort. There would be a soda stream on each table and a blurry CRT television in the corner showing Casey Kasem's American Top 40 with the sound turned down. On Friday nights there would be dancers who dance like Tiffany in that video with wide legs and fists held to the chest. A welcome blast of reimagined, Global Hypercolour-enabled synth amongst the bland but well serviced dormitory LL has become. And leggings. -
@Fishbiscuits - exactly. @Louisa - each time a pointy looking woman of a certain age steps aside to let me pass with my monster buggy I make a point of cap doffing, saying thank you and smiling. Just incase it's you :-)

When I lived on Landells Road my lounge wall backed onto our neighbours 1st floor bedroom. Most nights around 8.30pm they had a fairly noisy bondage session. I could hear them over the television- she would shout " Spank me master!" And " I'm here to serve you" over and over again and it would culminate with a very noisy orgasm. I would say that was a 9" wall with plaster. Our current place with adjoining hall semis is a bit better but our poor neighbour can definitely hear our kids sing / tantrums etc. If you are doing up the house you could insulate any problem walls slightly with acoustic board in say the bedroom. Halls less of an issue.

Aneto is good. Their coffee is good. Ditto their excellent bacon sandwich. Not tried the new breakfast menu but it also looks very good. Not sure I'd go there for cocktails though. That feels like wishful thinking.

There was lots not quite right with it but it was in a handy location, never too busy and was the best "drink at the bar" bar (as opposed to pub) in Dulwich. Now kidcoffeed as Aneto move into a bigger space. Flying Pig I shall miss you.

Tomskip - it all depends on what your covering e.g. term value of your contents, type of building etc. crime rates in your postcode....a whole host of factors go into calculating the premium. I agree with Calsug - ?450 is cheap and so I'd be worried you have enough cover. To most consumers, all home and content insurance is a commodity and is the same...but it's not. There can be huge differences in cover that you only find out about when you need it. Good insurers such as Hiscox charge more but you get a very comprehensive cover and excellent claims service in return. Things to check are: - Jewellery/valuables cover - Laptop / gadget cover - Cash cover including outside of the house - Subsidence cover - especially in SE22. Many insurers will quote higher for this but you can often get them down by providing an independent survey / report which costs money but can save you ?100's over the longer term. - Rebuild cost - check your buildings covers a total loss scenario and that the buildings value is enough to cover cost of rebuilding. By comparison we pay about ?700 pa for combined home and contents in a 4 bed house in SE22.

For sure 're yummy mummies. Ok it's just possible 45k could have happened like once at mid term or something but it's way off average takings and not representative. I guess we agree to differ.

Regular poster here. I also like this place and the people running it. Breakfast is good...only tweak would be to offer other egg styles than scrambled. I go there often. -
I'm talking revenue not profits also. I'm assuming DV is profitable from the footfall. Still doubt the ?45k in one week. Sorry.

Gails comprises both wholesale and retail divisions and does about ?79M annually in revenue. ?31M of that comes from roughly 38 retail units. Some will do better than others but that's an average of ?815k annual turnover per bakery. As a whole group they made aprox ?2M profit for the 2017 YOA. So most of the speculation above is total bollocks.
