I know West Dulwich has a problem. But turning to subsidence, yes, I would count the "shearing" as you describe as such. -
Mahonia, Your further explanation suggests your structural engineer is calculating the load bearing design of your existing footings to see if they need to be reinforced, perhaps by under-pinning, to support the extra loading of the new loft. On the face of it, this is nothing to do with "subsidence". Perhaps just asking him/her outright? MacRoban

I've lived in East Dulwich a few years now and I've never seen a property damaged by land subsidence. As far as I am aware there is nothing in the area likely to cause subsidence. Quite a few older East Dulwich properties have minor settlement cracks because of the clay soil, but the brick footings were designed for this and the effect is merely cosmetic and of no structural risk. However, there is no harm in buying assurance from a professional (and not a firm selling under-pinning). Some properties with more prominent settlement problems have been under-pinned. The more the unecessary talk of "subsidence" the higher the insurance premiums will go. East Dulwich isn't the Nottinghamshire coalfield.

Original appeal leaflet issued by the DULWICH MEMORIAL FUND inviting donations for building a war memorial "to perpetuate the memory of our Brave Heroes of Dulwich, who have paid the supreme sacrifice for us in the Great War of 1914-1919". Folded sheet, 220mmx145mm. The aim was to establish the memorial close to Dulwich Library. The appeal was under the patronage of Lt. Col. Sir Fred Hall KBE DSO MP and the former Mayor, Alderman H.J. Rayment, together with Rev. H.E.Jennings, Rev. Maxwell R. KIrkpatrick, Rev. Eric S. Waterhouse, Captain Day (Salvation Army), Mrs F.M. Drayson, John Tyler, A.Nisbet (Solicitor), H.W.Eames, J.C. Chappel, R. Richards, etc. The Chairman of the Appeal was George E. May with Captain A. Clark (Treasurer) and F.E. Hammond (Secretary)."

The SE22 Northern boundary is an historic accident caused by a Victorian bureaucrat's pen. Incorrect postal district boundaries can be corrected (it happens all the time with PAF database revisions). The revised boundary should be: Grove Hill Road (both sides) Dog Kennel Hill (North end) to Greendale (North end) Greendale (East side) (No arguments about how to spell Greendale). Advantages (apart from correcting an historic injustice) include : JAGS will no longer need to pretend it is not in East Dulwich Sainsburys on Dog Kennel Hill will be in East Dulwich Dog Kennel Hill School will be in East Dulwich The Ivanhoe will be in East Dulwich Dulwich Hamlet Football Club will be in East Dulwich Ex-SE5 addresses will have lower insurance premiums

For some time now a back of an envelope calculation of prospective rental income has indicated that the time had come where it is potentially more profitable, after taking account of conversion costs, to revert those shop to domestic conversions back to retail again.

The photos of the Grove Vale flash flood were fascinating - a good reason not to buy a flat at the Toilet Block. But, I think the storm drain worked fine, otherwise the flooding would have backed up to the Goose Green roundabout. I suspect the Grove Vale depression street drains were blocked. Perhaps they had not been cleaned out regularly. -

The lowest point in East Dulwich is the Grove Vale depression at about 57 feet above sea level. Depressions collect water, but there is the storm drain. -

I saw Hilary Benn on television last night. He said that developers can't just plug into the old VIctorian drainage systems that wern't designed for "these numbers". Reminded me of this proposed Harris Academy and what I wrote a few days ago. -

Most of the media reports have been about the Severn and Avon basins flooding. There has been very little I have seen about The Cotswolds and Oxfordshire, but there appears to be a very large amount of floodwater and surface water there that needs to make its way down The Thames Basin and funnel its way through London in the next 48 hours. London Bridge high tide data are here. Does anyone have more information on the expected impact on central Lodon?

Just a personal observation about gentrification and contraction not backed up by any data: Riverside is expanding Southward Kennington is expanding Eastward New Cross is expanding Westward East Dulwich is expanding Northward Something is contracting in the middle. -
This thread is now one week and a few minutes old. I have asked questions on the thread, and of shop-keepers and acquaintances, and tried to find the Southwark Council representative, but all to no avail. I can't find out anything about the S.N.U.B. Campaign, the petition, or who is organising it. It unlikely to be spurios as Admin has promoted this thread to "lead thread", made a personal intervention, and seems to have been deleting unwanted contributions to the thread. Please can we have a definitive statement about S.N.U.B? Thank you.
