Seems unfair to effectively move the problem area to adjacent roads. It is a rubbish situation but the school and station have been there far longer than the residents effected. They chose to move there in full knowledge of the issues, people in adjacent roads will not have had that benefit.

I went home after 1 night. Make sure you are up and about and showered by night 1, catheter removed first thing, passing urine no problem and baby is feeding, has had wet and dirty nappies. Finally make sure the staff know at the outset you are keen to go home ASAP. If all the above happens they are happy to discharge. Good luck

Hiya, Sounds as though she should leave on or before the 23rd, given she is legally required to she is not making herself intentionally homeless. If she doesnt, issue ASAP to get a repossession hearing set - I issued in April and the date I got for a hearing was early June, so around 6 weeks. Will depend on how busy the Court is though. If you do need to issue proceedings I can give you the details of the people I used, issuing was @ ?600 I think which included the barrister fee on the day. She will be liable for your costs, I just hope you don't lose your sale in the meantime.

All comes down to risk..... If a guarantor has assets they are a safer bet. Still potentially takes a number of months and legal costs to go through the courts. As a LL you need to be able to pay all the bills, mortgage, insurance etc in the absence of receiving rent in addition to financing the legal costs. On a positive note, I've rented a house out for around 8 years now and only had this happen once. I don't think it's particularly common just something to be aware of since the knock on effect could be significant depending on LL personal circumstances.

Zeban, on what basis can you make that claim? As with every situation there are good and bad on both sides. This is not an anti tenant thread, having re read it I don't see how you have come to that conclusion. It just happens to be a landlord asking advice in a certain situation. Ironically, currently the law heavily favours tenants over landlords! Edited to say, if you are unable to offer any advice, why post on a thread asking for advice? Doing so simply detracts from the purpose of the original thread. If you wish to discuss the ratio of rogue landlords in direct comparison to rogue tenants, start a thread doing so!

You tend to ask for a guarantor when the tenant fails the credit reference. Usually this is due to employment status, bad credit rating etc. Anyone over 18 can be a guarantor. As a Landlord you want someone that has a good credit rating. Ideally somebody who has a permanent job and owns property/assets - ie someone who wouldn't wish to get a bad credit rating and can afford to pay the tenants rent! An employer is highly unlikely to act as guarantor, to be a guarantor is a significant obligation. A guarantor is just as liable as the tenant for the debt.

My tenants stopped paying rent altogether so, in the absence of them paying up after two months I went down the section 18 and 21 notice route. Irritatingly they had just signed up to a new AST so the S21 only applied at the end of the 6mths. The non payment allowed the S18 to be served too which brought about quicker results. They ignored the notices so I issued against them, they moved out within a month of notice of hearing and paid up all they owed plus interest and legal costs a week before the hearing. Ridiculous they let it it get that far as they significantly increased what they owed. I suspect it was the guarantor that settled up, I issued against him too. Good luck, it's a crap situation but be grateful they at least pay the rent!! I was on maternity leave when it happened to me, received no maternity pay so had no income, crap timing!

You should serve a section 21 notice to gain possession any time after the end of the Assured Shorthold Tenancy, giving the correct contractual notice. If this is served and the correct notice given you can then use the courts should the tenant not leave by the requisite date. Most will not ignore the notice, should they do so you would be able to claim your legal costs from them provided of course you have acted correctly.

Any tips on locations with good childcare / companies that provide childcare and generally suggestions how to have a family ski holiday without needing to take out a second mortgage. Our children are 20 and 5 mths so too young to actually ski yet. Thankyou

We go to Bookstart at Bew Court at 10 am and then Bea's bop at 3.30 above Soup Dragon. My daughter loves the story at Bookstart and really loves dancing at Bea's bop, both well worth trying. There is also rhyme time at the library at 11, that can be busy though.

The quest reclines but not totally flat, it's suitable from 3 months. bought mine around a year ago and it's great for what it is. I leave it in the car and take on holidays etc although recently got a double Maclaren on here for the same purpose! Your welcome to have a look at my quest before you buy one, it's a year old so shouldn't be too different from the 2011 model if at all.
