The change in the East Dulwich public/private sector employment mix is interesting and may increase instability during a recession. Another change since the 1950s is the nature of East Dulwich retail tenure. Then most retail businesses either held the freehold of their premises or had long-term leases with no, or 7 yearly, rent reviews. Typically, they were family businesses with the family living above the shop. I suspect a large number of the newer retail business have short-term leases with regular upward only rent reviews, and the recently started businesses will have market peak rents.
